moving to atliante
I am moving to north las vegas in about 2 weeks. How is the community of Atliante. The realator told me it was similiar to Summerlin except in the North. Im not quite sure if I believe him? Could some one give me some helpful input about the community.

It is definitely not like Summerlin, I think its better than Summerlin (I'm not a fan of Summerlin), even though it lacks some of the amenities like pools and stuff like that, but stuff is really building out that way like a Best Buy, WalMart, Bed Bath and Beyond, Costco, and other stuff...

Aliante is a lower price point then Summerlin...15% to 20% per square foot less. Also has bigger lots and bigger houses in general.
It is vastly smaller than Summerlin so you are comparing a neighborhood to what is a "city" of more than 100,000 people.
Aliante lacks the upper class neighborhoods of Summerlin. There are some expensive houses in Aliante but they are much less expensive than the top of Summerlin. And they are much fewer in number.
Aliante is very nice and well planned. Kids can walk to things. Not always true in Summerlin.
If you are after prestige...go to Summerlin. Bang for your buck? Go to Aliante.
I would also look at the City of Las Vegas housing to the west of Aliante. Some of that is nicer than Aliante and less expensive. Big house on big lot for low dollars...go west a couple of miles.

I recently moved to Aliante from Summerlin and I love it. We have our own pool so the lack of community pools doesn't bother us. We found comparable houses to be 75-100K less in Aliante as compared to Summerlin and the yards are bigger than the newer sections of Summerlin. Summerlin is nice to be sure but in my opinion Aliante is just as nice for less money. I really think you should rent for awhile so you can get to know the area. We rented in Summerlin because that was all we heard when we were looking to move out here. Once we got here we found that we really preferred the Northwest area like Centennial Hills and we fell in love with Aliante.

Aliante is a great place to live. If you want to rent for awhile first, check out the brand new apts on Rome/Valley, just down the street from lots of shopping.
Las Vegas Nevada Apartments - Home - The Presidio
A nice big pool is one of the main features.

Dude...Aliante might look nice now but it is in North Las Vegas and it will be a ghetto in 5-10 years as the NLV element edges closer to it. Spend your money on Summerlin, it has been around a lot longer and has stood the test of time.

Actually I would expect Aliante property values to hold better than Summerlin for comparable places. Lower price units in Summerlin are small and too tightly packed. That will take its toll. I don't expect values to fall...just not increase as strongly as the places in the North and Northwest.
And the crime rate in NLV is dropping swiftly as the old low socio-economic areas are dwarfed by the new construction to the north. It is another Henderson evolving before our eyes.

I definitely agree with PinkString and Olecapt on this matter, any element can edge close towards any area, has the Scotch 80s and Rancho Circle ever been awful with its proximity to West Las Vegas? No, its still an exclusive, prestigious area...
