Default Best high rise living for a single girl

I'm moving to Las Vegas in the fall to attend UNLV. I'm a "planner" so I'm already pricing apartments and checking out different regions online. There are lots of cheap apartments on Craigslist but I am admittedly sketched out by some of them.

I'm really interested in living in a high-rise. Since I'm a single woman.. what are the best/most secure options? Do I need a realtor or broker to get the best deal? I'm mostly interested in a decent location (not too much of a commute to school, close to shopping and restaurants, not much of a cook) and most important: a doorman/24 hour security.

Same old answer...if you simply want a reasonable place to live and are not very rich you end up in the south strip. 89123. Manhattan or Park Ave. There is also a high rise by the campus with ties..but it is pretty expensive and somewhat of a dormitory situation . Rebel something or the other.

Do you want a condo on the strip,if so be prepared to pay more because of the close proximity to the strip.

What amenities do you require, there are few highrise properties that have some distinguishing amenities apart from the usual concierge or valet or guard gate? The more amenities the property has the higher the HOA fee's. There is no door man at the highrise properties all have a front desk that a person coming in has to check in with.

Only a few have a 24 hour guard gate and 24 hour Valet those are the ones that you will pay allot more for Monthly HOA fees along with a higher monthly rental.

There are a couple of properties that offer shuttle or limo service for owners.
Turnberry Place and Turnberry Towers offers the Sterling club which has a luxurious restaurant, lounge,and a gym indoor pool and masseuse and hair salon,24 hr guard gate and Valet and much more. HOA's are very high at least $1000.00 or more a month in HOA's.


Sky is on Las Vegas BLVD it has 3 HOA's and so your talking very high HOA. 24 hour guard gate and Valet.

Panorama 1 and 2 HOA'a run roughly $1.60 a sq/ft.24 hour guard gate and Valet.


HOA's do very from property to property what are you prepared to pay in HOA dues? They range from 54 cents a foot but can be as high as $1.25 a foot.


There are only a handful of highrise properties that have reasonable HOA's One is Allure $.54 a sq/ft it is 24 hour guard gate and Valet.

And The Martin formally Called Panorama North it is $.42 a sq/ft it isn't guard gated and Valet is 8:00 am to 10:00 pm 24 hour front desk

And One Las Vegas is $.42 sq/ft however One Las Vegas also is a leasing property no Guard gate or Valet.

There are other properties further from the strip, The Regency is in a guard gated community and Valet.
Soho Lofts no guard gate or Valet, 24 hour desk.
NewPort Lofts no guard gate or Valet, 24 hour desk.

If your thinking of renting figure at least $1000.00 a month for the studio which is smallest units and go up from there depending on the property and the amenities.

Check Out LOFT 5. Loft style condos, relatively new and It is located on the south end of Las Vegas Blvd.

I've seen some rental / leases in there recently.

They're very nice, spacious and safe.

Yeah, that's what I figured I'd have to spend. To be honest, the HOA thing is foreign to me. Most of my renting experience has been in San Francisco where renters don't pay HOA fees. I'll look into those places you recommended, thanks! The amenities I want the most is some kind of security, reliable internet, and a pool.

Renters in Vegas do not pay HOA fees. That's the responsibility of the owner, & I've never seen it transfered to the renter.

I decided to buy a house instead of doing the high rise thing.
its yours (well after you pay for it) and you can do with it, what you like
and have all of the pleasures of a high rise (without the view)

I'm in a similar position. I plan on moving to LV in December to teach and attend UNLV. I'd like to live in a high rise, either find a roommate for a two-bedroom or a cheaper studio to rent. I'm not sure how long I want to living Vegas, but I do want to make the best of it while I'm there. I know it would be much cheaper if I lived in Summerlin or Henderson, but living near the strip in a highrise really appeals to me.
