I bought a foreclosed studio at Allure yesterday. Whenever I purchase anything expensive I feel buyers remorse lol. Anyways, I just wanted to share. Thanks to everyone who answered my past questions. I'll be coming at the end of this month for a week, but won't move into the unit next summer/fall. Anything I should be worried about? It seems like it's financially healthy compared to similar high rise condos.

Was this a developer unit or REO? I'm looking at some properties there right now - seems like a nice place in an up and coming area. HOA fees are also more reasonable than the other highrises.

It was a foreclosure, so there are some cosmetic repairs that need to be done and the major appliances are missing. The HOA fees are reasonable compared to others, which made a difference deciding where to buy. It was between Allure and Sky. Sky has two HOAs, which scared me because now there's two things that can increase. The unit had financing available @ 4.25%, but I'll pay cash considering the purchase price is between $80,000 - $90,000. They intially had plans to build another high rise next door with a casino. Those plans were scrapped, but might resume once the economy recovers in Vegas. I haven't seen the actual unit yet (shockingly lol, stupid I know). I saw a virtual tour and some pictures. I'll let you know after I see the unit, my thoughts about Allure etc.

I saw about eight units in Allure about two weeks ago. I also looked at Sky, Panorama, Turnberry, and a lot of mid rises. I did not like Sky at all, it just felt cheaply constructed/badly maintained compared to Allure.

I liked Panorama the most with Allure a close 2nd. Allure is a lot cheaper than Panorama in terms of sales price and HOA. My buying horizon is about six months from now - also probably a cash deal.

So $324 per month for a 600sq ft studio. Does that include water, garbage sewer etc.? Anything else like cable?

Sounds great, it looks well constructed from pictures, but you never know. This makes me feel a lot better lol.
