After all this energy expended, turns out the bank loan officer came back and said I will not be able to get a loan until August (after suggesting last week that my application was strong).

That will mark 2 years in my current job (before that I was self-employed).

At least I am pretty confident that the market will not be any higher at that point...

When we were looking to buy a year and a half ago, we looked at McNeil Estates because of the charm of the neighborhood. We have a friend who lives there and he was really pushing the area as he's been there for about 15 years. I loved the area.

Long story short, we ended up buying in an older area of Las Vegas known as Section 10 (Sahara and Torrey Pines) and, like McNeil Estates, it has that same old neighborhood charm. Plus it has half-acre lots and that's what fit our needs.

While I won't comment on your prospects for owning a rental in the areas you mention, the Huntridge area has the attraction that it's close to the downtown area. I've known a couple of attorneys who have lived there in the past because of its proximity to the courthouses and law firms.

I also was successful in renting my prior home, 3BR/2BA single story. My realtor in our home purchase helped to find a tenant, and within 24 hours of listing it on Craigs List, we had a tenant. That was over a year ago, and so far the situation is working out fine.

Oh, I almost forgot to mention that when buying, HOAs were a big detraction for us and we looked for properties that had none. That I think is a plus all the way around, but it's not for everyone.
