Boca has a set of problems. First off it was only half done...and you have the concern of what happens to the other half...it ain't gonna be a mid rise condo...

Next it is something like half leased. So basically you own in an apartment house...may be OK...maybe not. HOA remains controlled by the LL.

HOA is high...though it is well run. Best security of the area. Nice facilities.

The units show small. I have lost every showing there over that issue. Manhattan and Park Avenue are roomier. Park Avenue particularly feels big.

See that's funny to me in the sense that I actually like Boca Raton because of the size. You guys say the units are small. Uhh, well, not really. The penthouse units are more than 2,000 sq. feet and sell for about the same as an 800 to 1,000 sq. foot unit in a high-rise, so that is a big point of appeal to me is I could get a BIG place for not very much money. Even the 2 bedrooms that are 1,200 or so square feet are reasonably priced and nice.

I wouldn't even consider something like the Manhattan, no offense to it, but I don't like the look at all, I hate lofts (I like real condos, I'm in a loft now and I think they suck, give me real rooms over one big stupid loft any day), and I wouldn't consider any building not made out of steel and concrete. Even though it's a mid-rise, which I didn't think I'd look at originally, the fact that it's constructed with the same high quality standards that you'd make a high-rise building is very appealing to me. The sound proofing and durability of a steel and concrete building cannot be topped.

The HOA dues seem very good to me too, the penthouse units are like $594 per month for HOA dues, cheaper than any condo on the Strip in a high rise building, and yet you get so much out of that, pool, hot tub, gym, private theater, business center, shuttle to the Strip and the airport, etc. I guess it's all relative, because I pay $651 right now in my L.A. condo and I don't get anything for that basically, so to pay less money and get way more seems pretty awesome to me.

What do you mean by "half done"? What were the original plans & what do you mean by "the other half"? Thanks Olecapt, you're always very helpful, unlike another realtor on here who only offers critiques, no assistance.

i would imagine that this project was supposed to be two large buildings, not one.

There were supposed to be four buildings of which only two were built. If I remember correctly most of the sales are in one building.

The site of the other two buildings is between the club house and the freeway.

The picture shown is the ones not built. See the site rendering last picture on the page.

Wow, it's sad to see plans for these places which had such high hopes. (When I moved to Sky in '08 it was so exciting to see all the building in the neighborhood-Echelon, Fountainbleau & then of course the older casinos in the neighborhood would be rejuvenated after that....... Quite a change now, with the latest news of Sahara closing. I think Sky is a lot healthier than most high-rises, but the immediate neighborhood sure is going downhill.)

Thanks for all the tips. I don't see anything different with the Boca Raton from any other property with foreclosure issues. They are all a gamble. What I was looking for in a property since I don't live in Vegas and this will be a second home is> A secure place close to the strip. I know I can save $$ with other condos farther out but it defeats the purpose of having one in Vegas. Some of the ones farther are just fourplexes which are probably not very secure for a second home person like myself. I think the Boca HOA is okay (could be a little cheaper) but compared to some others on the strip it seems a lot cheaper. Plus it hardly has any crime according to Metro statistics.

For the price and value of a new condo, I can only narrow it down to the Boca, Park Av, or Manhattan unless I am missing one. Allure is more expensive with higher HOAs. Am I missing one?

I noticed that these condos are selling for more than the asking list price which is a good thing for ACTUAL owners; not LLC investors. I also learned that the new developer who bought out the old bankrupt one is potentially holding on to the remaining units until the market gets better which is also a good thing for stability in the future.

I spoke with a guy who bought one recently and he says there is no litigation with the property and the HOA reserves are in great shape. He also said that the Concierge and the HOA are First Class with a very secure property which is great for second home owners.

Nice. I remain interested but no penthouse units on the market now so I'm thinking of other buildings. Though the two bedroom units are nice, they are on the small side it's true. I like the price though.
