This technique of a sealed attic with spray foam insulation is supposed to be more energy efficient and should let you have cheaper a/c bills in the summer.
It prevents having a 140 degree attic directly over your bedroom ceiling.

Vegas is Humid? I did notice they were pushing that in Bangkok, they also use it to make the roofs more leak proof. There is no plywood/OSB decking there, though. I think that would make it a messy proposition on a roofing job. I just installed a 1540 cpm Master Flow attic fan on my front gable. It seems to take about 20 degrees off the max temp, and it cools it off much quicker in the evening. Much less of the house getting hotter after sunset effect. That set me back 79+tax; it has a built in thermostat. I'm looking at radiant barriers, too, but the reviews are very mixed on those, however some of it can simply be stapled to the rafters.

The guy in the video only mentioned "humid" because he was in Austin, TX. This isn't restricted for use only in humid areas.

I have an acquaintance who lives very near RR casino on Ivoryhill St. His attic is insulated in this manner. It makes it nice for remodeling because there is no insulation on the attic floor, so when you are up there it's very easy to run cables, electric, etc. I think his utility bills are quite reasonable. Believe it was a Pardee home but not sure. Maybe OC knows the builder. His walls are not insulated with fiberglass batts either, rather some solid looking cellulose stuff.

I think that might be Ashwood at Nevada Trails. Those a pretty large homes.

My house in Henderson has that construction and was built by Pulte. It's the best thing in Las Vegas since sliced bread. The house is heated using the hot water heater.

If I was building a home here, I would do this. But I think it's an expensive retrofit. I'm sure it would really make a difference.

I called my friend and his is indeed a Pulte home. However, he thinks they are no longer offering this option. Maybe they have something better?

My suspicion is that it costs too much and has to go in relatively early.

I believe they used the same technique in Sun City Aliante...Those homes have very low energy usages with some level of guarantee from Pulte.

But they likely had a significant front end cost.

It is more expensive to install later, but it definitely can be installed after a home is built. There are supposed to be rebates available that would make it pay back after only a few years in certain cases.
This and solar panel roofs are two things new home builders in Las Vegas should be thinking about offering at low cost to give buyers more reason to buy new instead of a cheaper resale.
The new home builders can add these to new construction for less cost than the homeowner adding it later.

If you have an older home that's due for a replacement central a/c and attic insulation upgrades anyway, you would be able to do this spray foam and then downsize the replacement a/c unit and the cost difference beyond what you were going to spend anyway would be returned pretty fast.
