Default Thoughts on Club at Madeira Canyon

When we first moved to Las Vegas a year ago, we drove through the Club at Madeira Canyon and absolutely loved it (the views, the homes, the street scapes, the community pool, etc.), but the homes were simply about $100k higher than we could spend. Next month, they are opening eight new models that have significantly reduced prices that totally work with our price range. We absolutely love the draft floor plans for these homes and now are seriously considering this neighborhood. Other than the cons of the high HOA and LIDS/SIDS and the location (kind of far out, but we are currently renting in west Summerlin right now and moved here from Houston, so long 'commutes' don't bother us), what are your thoughts about this neighborhood? More specifically:

1. It is listed as an "Active Adult" Del Webb community (unlike Madeira Canyon, which is listed as a regular Pulte community), but it is not age restricted to those over 55. If we're almost 40, would we be the youngest folks there?

2. Is anyone on this forum a resident of the Club? If so, your thoughts? What do you like and not like?

3. We noticed in our research that Pulte recently paid the Nevada AG about $475k in penalties due to predatory lending and other unethical business practices. We're experienced in obtaining home loans and we know what we can afford and not afford, so it's not the lending problems that concern us, but are the predatory lending problems representative of other problems, such as shoddy building or misrepresentations made regarding the homes, neighborhood, etc.?

4. Finally, if you don't like the Club at Madeira Canyon, do you have a comparable neighborhood you'd recommend? (I've noticed that folks here love to bash X or Y neighborhood or A or B part of town but then have nothing to recommend instead.)

Resales in there are running between 100 and 125 per SF mostly. Some of DWs pricing appears in that range but the actuals on standing inventory are more in the 150 to 175 range. I would expect Pulte is pulling all costs possible out of the new build homes. So you might think about picking one up built 5 or 6 years ago.

I don't think it is a great difference by the way. There is only so much you can do...but expect Pulte did that. Watch out for add ons. The site pricing appears inclusive but it may not be.

There are a few such complexes around. The Anthem Country Club is almost next door. The Club at Alliante. Spanish Trails. Canyon Gate. Aventura in Summerlin. Rhodes Ranch. Tuscany.

Those are all guard gated with pool and clubhouse. All will have relatively high HOA fees as a result.

These in general are family oriented operations. You will not be out of keeping with the general population.

We bought a bank-owned home in the Club at Madeira Canyon about 6 months ago. So far we love it. It is family friendly; we have families with kids pre-K throughy middle school all around us and people are in general friendly. Age ranges of families run the spectrum from young families through retirees. The community seems well run. The houses seem well built and well insulated.

Homeowners range from professionals (I know a few doctors, several lawyers, a chiropractor, a supposedly a Nevada Supreme Court Justice, etc) to small businesspeople to retirees to law enforcement officers, etc.

There are of coure forclosures and shorts for sale in the community.

I've heard of one lawsuit where the homeowner went to put in a swimming pool but couldn't -- I don't know the specifics but it seems to be engineering related (huge boulder once they started to dig) rather than administrative. As this is 2nd or 3rd hand, it might be substantially inaccurate.

Pulte is going to a smaller house in the community to hit the pricepoint of the new market realities. No more 4800 sf 5 bd/5ba houses.
