Just look older. Houses more than 20 years old are about 25% HOA.

Houses younger than 10 years are over 90% HOA. All master plans are HOAd by definition.

Our house built in 1996 Alexander and Grand Canyon 89129, does not have an HOA. That was VERY IMPORTANT to me. The neighborhood is good for schools, parks, etc. Not so good for public transportation (you really need a car).

I hate when they tell you "no clotheslines" no exhaling between the hours of 2 am, and 4 am. No purple curtains, no greenery unless it's fake. I exaggerate a bit, of course, but some places aren't at all homey. They are like cemetery vaults. Sealed up, plucked, and perfect. Not to mention sprayed with poisons.

Default Relatively new homes without HOAs

Here is a list of the tracts in 89129 that don't have an HOA. Most built between 1995 and 2000. Probably the last large group of non-HOA homes built.

BIG HORN,CANYON MEADOWS, CHEYENNE RIDGE,DIAMOND RIDGE, DURANGO EST,FORT APACHE ALEXANDER,FOXFIRE RANCH,GOWAN FORT APACHE,HERITAGE PLACE, MILAN,MOONSHADOW EST,MOUNTAIN VIEW EST,PALM WEST,PINNACLE POINTE,PRESIDIO, SADDLEBACK EAST,SCOTTSBLUFF,SKY CANYON,SUMMERSPRINGS,VISTA PAGEANTRY,WINDGATE

There may be a couple more but that is most of them.
