Yep...and don't forget to mention all the houses that "they" built, too! I think those same guys must have done that same homework...and "they" thought there was never going to be a negative demand for houses there.

Thats just not in Vegas though, its also in Phx and the Central Valley of CA (modesto, stockton..etc..) and Sacramento. They all have high forclosures and people with crappy credit. I think Vegas will have a demand for housing because of all the new jobs that are created, its just not single family home but apartments.

What is a "negative" demand for housing? We sold a couple of thousand last month. Is that a "negative" demand?
Where does it turn "positive"?
The inventory is dropping. Does that mean that demand is now "positive"?
Do you have the faintest idea what you are talking about?

It's rather simple....
A negative demand is when there are more available houses for sale than there are buyers for them [house prices go way down!]
A positive demand is when there are more qualified buyers than houses for sale [house prices go up.]
Trust me, the nation knows that, in Las Vegas, there is a negative demand for available houses.

Prices are not "way down" in Las Vegas. So we don't have a negative market.
Prices are not "going up" in Las Vegas...so we don't have a positive market.
So it must be a "neutral" market.
Then again...maybe you have no idea what you are talking about?
The Nation hears things...but it knows very little and less than that about Las Vegas housing.

That is the area of the country that I am from. This is about 2 hours away from where I grew up. Sad situation that is for sure. Many many people that live up there have older homes that they paid 30K for (yes 30K not 300K, and have an acre or two to go with it). NO JOBS and if your not the outdoorsy type, a pretty boring existance if you ask me.
A week before this they found a man guilty of shooting someone while hunting on purpose!
In other words, there are issues in all parts of the country. Maybe this one should also go in a different thread with our Eternal Optomist Sheriff.

A sheriff's deputy was only 20 years old??? Shooting at kids that were maybe 2 years younger than him??? Sounds like a high school shooting 2 years after graduation for him!
