We loved some of the available RE, but could not overcome the commute to shopping and services--if convenience and access to almost anything is important, look elsewhere or wait a few years. It is a beautiful place. The references to the village being a ghost town is not much of an exaggeration.
Thanks for the update. For me this would serve as a winter home for wife and I so not concerned about access to jobs but lack of access to restaurants, shopping, etc. is a big negative. Seems like that won't last forever...buy now when prices are low and hope/wait services eventually come or forget it. I retire in a few months and wife and I intend to take a long vacation to include scouting areas.

I just sold my house on the North Shore of LLV for personal reasons. The appreciation since I bought back in 2010 has been considerable, but the sale price was still way below what the original buyer paid back in 2005.

In the years I lived in LLV the remoteness was a feature, not a problem. Very low crime, no noise, no congestion, general serenity. If anything, I'm afraid that with the new construction and the massive population influx due to Cadence, LLV will lose some of that serenity.

For the most part neighbors are very nice and not too nosey. Both the LLV Sports Club and the SouthShore Country Club are excellent ways to meet people and to socialize. Both of these and Reflection Bay Golf clubhouse offer very reasonably priced dining.

If you are into golf the SouthShore Country Club course is absolutely incredible. One of the finest and most challenging courses I've ever seen. Quite a few retired people literally golf every day.

The commute/drive issue is IMHO vastly overblown. With Galleria Drive it's 20 minutes to the Costco/Stephanie St. area. Everything you could ever want is there.

Seasons Market at the Village is a perfectly nice convenience store with convenience store prices. Nothing wrong with buying some milk or bread there. The restaurants at the Village are way too expensive for what they offer. Countless excellent restaurants are a 20 minute drive away. For me that was no big deal.

"Everybody" in LLV knows that the Village and the abandoned casino are a challenge. I am quite sure both issues will be dealt with in the next few years. In the meantime the average LLV resident isn't impacted by the village and doesn't really care, because he literally just doesn't go there, as there is very little of interest.
