My husband and I are in our early 60's and thinking about relocating to Las Vegas next year from California. The problems are that we don't know what areas to look at that are 1) safe and 2) out of the flood area. We don't play golf or tennis so we don't really want a retirement community.

Can someone tell me the areas to look at in Vegas, Henderson, etc that are safe and out of the flood zone?

The Las Vegas valley is shaped like a giant, lopsided bowl. The strip is at the bottom of the bowl. The closer you get to the rim, the higher up you are. The West side of the valley has higher elevation than the East side -- but is further away from the strip, so the view isn't quite as good. (But is slightly cooler and gets slightly more rain. There's always a trade-off.)

As for safe. Safe is relative. Someone recently nailed it -- Dynimage probably. If the crime happens to you, it's a high-crime area. If the crime happens to someone else, it's a low-crime area.

Don't you think Madeira Canyon is rather slumming it compared to Ruffles Ridges or Mickey-D's Highlands?

Depends on your budget... Typical answers would be Summerlin, Green Valley, Centennial Hills, maybe Aliante. All are safer areas of the valley, varying degrees of affordability.

About 75 or 80% of the people in retirement communities don't golf or play tennis. So you can go to one without being a player.

It is reasonably hard to buy in a flood area in Las Vegas. If you tell your agent you don't want a flood zone that takes care of it.

If you stay to the outlying regions from the southeast all the way around to the northwest you will be both safe and outside the flood zones.

Yes. Gowan and Rancho goes under water every five or eight years. Still don't think they have fixed that location.

There is one house in Tucson Trails that was wiped out twice in the early 2000s. I think that one is fixed but I will wait for the next gully washer before I believe it. Check the retention basin at Tenaya and Alexander where the dog park is. It was filled to 6 inches from the top in the last big one.
