So a section 8 family whose children have dyslexia should not be able to rent because even though they are well behaved, try their hardest in school etc, they only get C's? Good Lord. (eyeroll)

You should look at the total credit history, employment history and rental history and not only the FICO number, but you still have to be very careful. If the applicant's credit is already ruined, they don't have much to lose by not paying future bills.
There are many people who have foreclosures and short sales in Las Vegas, but there are many more who never purchased a home and don't have that issue on their credit.
Job loss doesn't mean automatic bad credit for renters. Have some savings in the bank and move if you can't find employment locally. For every person "stuck" in an upside down house and thinks they can't move there are many others who are just choosing not to move.

Question for any landlords. So what are your thoughts about renting to pet owners? We had thought it would be ok to rent to a dog owner as long as it is small, but no cats. What do you think about cats?

I always say I will consider small dogs and or cats. I charge a $500 animal deposit and also specifically list the dog description and name and take a photo of it. I list them in the rental agreement as the only animal allowed. As far as cats go, they can cause a significant amount of damage too ie: urine smell ect.. Be sure to call and verify with the previous landlord if they had that pet in a previous rental and how it worked out. I had a renter who had a cute puppy who destroyed the door frames and cove base. Luckily they moved out without a fight.
