What are the more desirable areas, if any, of 89015.

515 on the West
Warm Springs Road and Lake Mead Drive on the North
Horizon and Equestrian Drive on the South

I am just guessing that the further south you go in the zip code the nicer things are.

Anyone have any details?

South of the flood levee. Areas along Racetrack and Horizon. These are nice areas. Avoid the areas along Lake Mead and Center Street.

89015 is a pretty small area now since they redid the zip codes a couple years ago. 89015 used to encompass most of "old" Henderson.

Warm Springs and Racetrack is an OK custom home area.
Off equestrian is a nice area
Racetrack and Blue Lantern is a pretty nice, well kept up track home area.
Off Pacific near 95 is a nice custom home area.

My favorites near 89015 are Mission Hills (off College, south of 95) and Paradise Hills (Horizon Ridge & Paradise Hills Dr)

How bout the area specifically between Racetrack (On the west) and Magic Way on the East, north of Equestrian?

Any of the areas around Racetrack and Magic Way are a safe and good area to live. Hope this helps

That is a nice area. The elementary school is right by there (always heard good things about that school). Not sure which exact community you're talking about, but I really like the homes off Blue Lantern, which is in that area.

I almost bought a home in the Indigo Run homes near there, which was a gated home community off Magic and Newport. The homes are nice and super cheap, but I felt like there was a lot of multifamily living in the homes since every driveway was filled with cars and there was cars lined up and down the street. We ended up deciding not to buy there.

In general it's a nice area, but like most of Vegas, there are differences depending on the exact home community you're in.
