Hi All.

I've started the planning for my move to Las Vegas, with my visa application having been recently submitted. So fingers crossed that all goes according to plan.

I'm looking at buying a property in the 89135 area, specifically inside the Red Rock Country Club, where a couple of places have caught my eye. A trip next month is planned to visit these properties and get a more hands on feel for them.

From my research, it's a good area, low crime, W Charleston Blvd has plenty of choice with restaurants, supermarkets, etc, the movie theatres at Regal Red Rock Stadium are close by.

I understand that there is a HOA, but where I'm from we don't have HOA's so my experience with them is very limited.

I have written directly to the HOA, and requested information like monthly dues, and the basic rules they operate under, but as yet have not received a reply from them. Whilst I like the area, I don't want to put all my eggs in one basket if the HOA costs are going to be too expensive.

I was wondering if anyone would know what the monthly HOA costs are?
Also, because I've been pretty focused on the 89135 area, are there any other areas of Las Vegas I have overlooked, that offer a similar style of community?

Any help would be greatly appreciated. Thanks.

You might also consider 89138 - just to the north of Red Rock Country Club - specifically the Vista and Paseos villages of Summerlin. Turn left out of RRCC, drive less than a mile and you're there. Very nice areas and just as convenient to the amenities you mentioned.

I live in 89144 and its east of the area you mentioned which has some nice neighborhoods also. Very close to Costco and RR Station Casino. Arbors, Crossings and Canyons neighborhoods.

be careful of some of those houses out there... some of those neighborhoods were built extremely quickly and therefore build quality is horrible.

this is alone is the reason I didn't chose to buy in RR area. I hear even Pulte has lawsuits up the ying yang.

That's why I'm coming out for a couple of weeks next month.

I've identified some properties that have all the features, size and amenities I'm looking for. Once I get on the ground, and kick the tyres so to speak, some may get checked off the list, others may require further inspection by a professional.

I guess my original post was merely seeking additional areas that have the same sort of make up as the area that has my interest at the moment. The reason I like 89135, is that everything seems relatively close and in a very small area. This is what appeals to me.

I'm a single 40 year old with no kids, so I don't have to worry about schools, or where I live in relation to a job, I can choose a house, based solely on what is in the immediate area around it.

I also like a couple of places that are for sale in Southern Highlands as well. However, from what I have been able to see, it appears to be slightly more isolated from all the amenities that I am looking for.

This isn't a deal breaker, but having supermarkets, restaurants and the like, "just around the corner" seems to me to be the better buy, both for my quality of life, and possible resale in the years to come.

RR Country Club is very nice. I considered it as well, when searching for a home. HOA monthly dues of $500 monthly are not uncommon. Also don't accept what the realtor presents as the HOA fee. Many times they are not up to date or listed wrong in the MLS. Call the association yourself and inquire. You will undoubtly receive a lot of information and advice from realtors and others. Based upon your criteria, I would tell you to check out a golf course community called Painted Desert. It meets all your criteria and is much more economical to get into than RRCC. However, there is not a lot of quality inventory available right now. Keep looking at the zip realty site or realtor.com. It's located near I95 and Ann Rd. it's basically a quiet enclave close to everything, guard gated, reasonable dues, etc. just my opinion of course. Others will probably disagree.

Check out MacDonald Highlands in the South East.

I am same demographic as you and originally was looking in Red Rock CC, until I discovered MH. Slightly pricier though but an absolutely goergeous area with a golf course as well.

Inside the Red Rock Country Club is like Beverly Hills with guards at the gate. Crime happens anywhere, but I'd guess RRCC is the safest community in this town. I have friends who have lived there for a long time, and recently built a multi-million dollar home, surrounded by multi-million dollar homes, and many of Las Vegas' movers and shakers live there. We looked at some in our price range when it was new, and now wish we had bought there.

Don't know anything about the HOA dues, but I'd say it's worth it whatever they are.
