Hi all,
Looking at an aprtment in Spring Valley area of LV, approx 3 miles west of strip.
Any info on this? Crime safety etc. It seems nice and the $ is right.
keep in mind i'm a canadian only flying down every once in awhile, so it's not a permanent situation or anything. No kids, job connection etc.

I also would like to know about Enterprise (Rhodes Ranch) area.

Specifically south of 215 and west of Durango

I also have a place in Spring Valley.
We are also Canadians who come down a couple times a year. Love it and haven't had any problems either. Zip 89118.

I live in the 89147 area...no problems in over 16 years, and I really like the location, easy access to everywhere.

I, too, agree that there is no problem with 89147, but that is not the part of Spring Valley that the OP is talking about. He specifically mentioned three miles west of the Strip which would put him no further west than Jones Rd. I'm about 3 miles due west of the area of Spring Valley you're considering, and about three or so miles due north of the Rhodes Ranch area. IMO, the latter is a much better area, although not nearly as convenient to the Strip.

Thanks for all the replies.

Specifically, my budget is $50-100K...? Is that good? Do I need to go higher? I'm buying in cash, so could I offer 20% off? There are literally thousands of properties available right now.....*sigh*

I know CDN real estate like the back of my hand, I can look at a place here and know what I'm getting myself into.....

But LV is a different animal altogether. Do you have high condo fees? (or HOA or whatever they're called). I've looked at realtor.com so much my eyes are hurting LOL

What's the threshold for a nice clean safe place to buy? I'm seeing a lot of fantastic clean units for under $50k, but are they safe?

My primary concern is safety. I'm not worried about it being a dump, I can renovate. I've renovated every unit I've ever owned in Vancouver and Calgary, so sweat equity doesn't bother me...

I have no idea what's good or what's not good. I plugged that zip code into Google Maps, and it is showing it to be just east of the 215? keep in mind I still don't know LV down pat yet.

Like I said, my primary is a nice safe unit. Location is not as important.
if you could give me a couple more zip codes to research that would be great.

As I've commented in other threads, I think it is meaningless to ask about a location based on its zip code. There are vast differences from one end of a zip boundary to the other end. It is much better to ask about specific locales as you did in your first post. IMO, Rhodes Ranch is much better than most anything in Spring Valley that is within three miles of the Strip.
