Hi, I am looking for a realtor in Las Vegas to buy a single family rental property and was wondering if anyone had any recommendations? Does anyone have experience with Mark Fleysher from Jack Conley Realty

I don't know the realtors you mentioned. As a general rule (with apologies in advance to realtors who are regular and valuable contributors here), I have an extremely low opinion about the "value" a realtor adds to the transaction. My experience in Las Vegas, however, proved the exception to my general rule. The realtor who helped me buy my house was wonderful. She worked very hard, and may have even saved the deal for us with her sage counsel and effective negotiating. I would be very happy to give under name, but to avoid any appearance of spamming here, I ask you to send me a pm, and I will give you her name and contact information.

I heard some realtors work full time at Walmart these days. :-)
I actually had a female real estate agent who could not afford daycare for her children, so she brought along her 3 kids every time she showed me properties....lol.

In a part of the country where unemployment is still at record highs, and lots of people are suffering, exactly what is the point?

I mean the point in mocking realtors who have probably tried to do all they can to stay afloat?

Does this make you feel superior because you don't have the same financial stress they must feel, or what?

...just seems like a cheap shot at others expense.

All of my wife's realtor friends are doing pretty good. When ever I see them, I ask about current home sales and how busy they are. They all pretty much say the same thing. Most of their sales are from out of towners. Even though Vegas's unemployment is high, its not the people in Vegas that are buying homes.

Personally, I would wait at least a year before buying to avoid the downside risk. A further 20-25% decline is quite possible. The economy is not on the upswing, the gov't is doctoring numbers because of the upcoming election.
