Half of the Terraces in Seven Hills. I gues the neighborhood was built in 2 phases. The older homes pay a higher HOA but front yard landscaping is included.

Montaire in Summerlin includes front landscaping in their HOA.

"Desert Bloom" in Summerlin includes front landscaping in the HOA fee. The HOA fee is $88/month and includes a swimming pool and gated entrance. But in addition to the HOA fee, you have to pay $47/month for the North Summerlin Master Plan Fee. Some of the homes have small back yards and others have only a patio. I consider them one step up from a townhouse.

Spanish Trail's HOA not only includes yard maintenance, it also includes all exterior maintenance on your house as well. Earlier this year the HOA redid my roof and last year they painted the exterior of my house. The HOA landscapers come out to my house every week to mow the grass, edge the yard, trim the shrubbery, and prune the trees and weed as necessary. Here's a picture of their handiwork (my front yard):

Not in Spanish Trail. The price will likely get into the good but not the best...Desert Shores or near Summerlin. The inventory is short right now in Las Vegas so there may be 10 or so on the west side.
