I took your advice and it worked.

I wrote a mini-essay for the "rooms wanted" section on Craigslist, strongly detailing my need for a no smoking, no drugs, QUIET, sane place to live, and detailed exactly what I wanted in several paragraphs. I am now in EXACTLY that kind of situation.

Turns out the landlord has experienced renting to tenants from hell so bad that it took him FOUR MONTHS to find and then decide on sane, quiet, non-destructive me. BOTH of us feel extremely relieved about the situation.

The place has damage left over from the last tenant, so I have a ton of sympathy for what this landlord went through and I am helping to spruce up the place a little bit.

Thank you for speaking up... your wise advice has changed my life for the better. I would still be in an abusive living situation without your help. I am grateful to you more than you can ever know.

(EDIT: Oh drat... now there's a silly typo in my header I can't fix. Supposed to be a normal smiley.)

I pay $450/month for a master bedroom with my own private garage and outside entrance. I'm near Charleston/Rainbow. The house is beautiful and very well kept by the homeowner. I've lived here 3 years and we've only had a disagreement maybe two times, neither of which was a big deal at all. I've never had any trouble in any way living here. The homeowner is older and is usually asleep by 8:30, so it's always very quiet. No drama, no smoking, no drugs ... very peaceful.

I found this place by posting an ad on the "rooms wanted" section of craigslist. I found the "rooms available" section to be skeezy and full of rip offs. As soon as I posted in "rooms wanted" and described myself as an educated professional who just didn't need his own house, I got several responses from very upstanding individuals with rooms to rent. This was the 2nd place I looked at. The entire process took less than 3 hours. I did not have to pay a deposit and have paid month to month for 3 years now. I get along great with the landlord.

So, it's definitely possible. Hearing your story makes me feel lucky to have what I do!
