You are saying that the ductless is less than 20% more efficient than the through the wall?

And you don't see a ductless being a good solution for a casita?

Yup. Any new unit will be pretty efficient. The ductless will be a little better but I think small enough gain that you don't care much.

If I was doing a MIL quarters for a fussy old lady I might go ductless just to avoid the complaints about the noise. But most reasonable people have little trouble with AC noise. We simply accept it as a fact pf life and a lot better than letting it get hot.

off-topic but how much does a casita cost to build? What all is involved?

I would also look into the insulation and roof venting situation in the Casita (and the main house, while your at it), adding to and improving both will probably save you considerable money.

The HVAC guy came this morning and gave me a quote of $3500 for a 1.5 ton ductless mini split. He said it has to be that big to get air to the casita's bathroom.

I explained that was out of my budget and he was very up front... suggesting that I look into the through the wall units even though they wouldn't do that work for me.

I think I am going to look at purchasing a through the wall ac unit and having a handyman install it for me. I will update with the price and effectiveness of whatever path I decide to take.
