Hello,

I am a cash buyer, Looking to buy a home in $300,000, have only 3 weeks to complete the process.

I work overseas and on a short visit to the US, ex-Green Valley resident and own a rental property there.

I have been away for 5years, what I am looking for is the following:

2000-2500 sq ft, single story, larger than 6500 sq ft lot, 3 bedrooms, 3 car garage, with a swimming pool and some sort of view, I am only interested in, Seven Hills, Anthem area gated communities.

Is it realistic expectation or I am dreaming.

Purpose of the purchase is residence to retire within a year.

I am open to advice and suggestions,

I'm not familiar with your price range, but here is a good search site with more current results than Realtor.com:

The most difficult thing looks like your timetable. You want to close escrow in 3 weeks?

I have seen some cash deals go through in 2 weeks, but it's entirely dependent on how quickly title and escrow companies move.

Im actually working with 2 buyers looking for this same exact thing.. As of a few days ago, there were 0 properties in Seven Hills or Anthem matching this criteria.. There were a couple in the 1500-1900 sq ft range, but nothing any bigger..

There's only something like 5 properties total available in Seven Hills under 300k with a pool, and only a handful without a pool under 300k.. Prices have risen in this area ALOT, and QUICKLY..

There was one that matched this criteria that closed 2 weeks ago for $335k..

All in all, this is a very tough task, bordering impossible..

Thanks for the feedback, so what is possible then and if 3 weeks is difficult timetable, what is realistic price wise and can I close without being in Vegas?

You're going to be looking at 340-400k.. You can close without being here.. My associate just listed one at $359k that matches your criteria

Yeah, this is one of the most desirable areas in town.. With low/no supply and fierce competition, prices have shot up quicker and higher than most other areas
