Bring a compass with you, and make sure whatever house you rent or buy does not have a lot of west facing windows. North facing windows are fine. Even some south facing are fine. But minimize west.

Monthly mortgage payments cost less than half of rent on apples-to-apples properties. If someone wants to move to this godforsaken hellhole, they may as well buy a house and not get reamed as tenants. If they don't have the funds, that's one thing. But if they do, it's foolish to rent for any length of time. May as well build equity.

If this new resident buys in Anthem and then later decides that Anthem is horrible and Aliente is the promised land, it's no big thing to sell one house and buy another.

During the heat of the summer, westward facing windows cause the inside of your house to get hotter. It can be unpleasant, especially if they are two-story windows.

Thanks for all of the responses. We ended up going with a house in Peccole Ranch, and we're very happy about it. And we are okay with renting first and becoming familiar with our options for when we decide to buy.

This forum is a wealth of information and I'm grateful for it!

Wise choice. We are in The Lakes area right next to you. Not only is the airport easy to get to but there are different options for getting there. I have ties to the airport too so that was important.
