We live at 2400 feet on about a 2% grade. We got flooded to the tune of $125,000 in the early 2000s.

It would appear impossible if you look at the topology but various things combined ran sufficient water down an adjacent street to penetrate the back yard. The pool diving board was partially under water.

Strange things happen when you get 5 or 6 inches of water in an hour in a localized area.

Tucson Trails had a couple of houses hit and the Cimmaron Trails tract next door got hit real bad at the southern end.

One neighborhood in Sun City flooded...a blocked flood drain caused that one.

The Linqperial Palace (the Quad no longer exists) sits on top of a major drainage channel (the Flamingo wash?). It's visible at the back of the property. I'm guessing the water came out of there.

Steep hill facing east is actually better from a temperature standpoint. "Steep hill facing west" is part of the best sentence of the best paragraph of the best chapter in one of my favorite books. There are only two books that had a major effect on me -- The Razor's Edge and Fear and Loathing in Las Vegas.

The Razor's Edge should be required reading for every high school student in the English-speaking world. Kids who are smart enough will find Fear and Loathing on their own with no prodding from schools.
