Default Trying to decide which area in Vegas to live

My husband and I will be moving to the Vegas area and have narrowed down a few areas we're thinking of living, but we need some recommendations from locals. We like Green Valley (89074), Seven Hills (89052), Summerlin (89145), Spring Valley (89117).

How is the area of Lone Mountain? Saw a lot of homes available in that area as well. Our realtor said that that was going to be the up-and-coming community.

Just a little background on us, we're in our early 30s, no kids yet, 2 dogs. We're looking for a house with a pool that has enough room for our dogs. So some of the newer places like Mountain's Edge just doesn't work for us since they've got smaller backyards.

Any advice is welcome. Also if there are areas we need to stay away from - I heard North Las Vegas wasn't the best area, please let me know that as well.

My opinion would be to stick to Summerlin or Seven Hills. I think the best area you mentioned and the best area in the whole valley is Summerlin. It's great there.

Of the ones you listed, I'd stay with Green Valley, Seven Hills, or Summerlin- forget Spring Valley.

Something to consider in any of the three- if you're buying a house without a pool and planning to put one in, plan on spending some big $$ to hammer out the rock- especially in Seven Hills. The closer you get to the mountains, the harder (and shallower) the rock gets. I worked for a large pool builder in Vegas when Seven Hills was first being built, and we had pools that took 30-40 hours of hammer time at $150/hour. That's an extra $4,500-6,000 added to the cost of your pool. And the salesmen will always downplay it- "don't worry, you might hit a little rock, but it shouldn't be a big problem"- yeah, right....lol.

A few suggestions..

First off 89145 is not Summerlin. Summerlin center is 89144 and the northern piece is 89134. If you like Green Valley you will like 89134.

You should also consider Desert Shores which is 89128.

Lone Mountain is split into 89129 and 89149. There are two basic types available there..tracts ranging from dense and inexpensive on the peripheries to lower density and expensive in the in the next ring. The inner is some 20 square miles of rural preserve...the local description of 1/2 acre or greater zoning. They range from gated communities of up to 100 homes to cul de sacs of 4. The homes range from older and ruralish to brand new and immense.. start at about $550K and run to millions. The zoning allows horses though that is generally blocked in the gated areas.

Don't forget Anthem Coventry (near Anthem and Reunion) which is also 89052.

Would you recommend all areas of Seven Hills/Anthem? I reference the zip codes since it's what I see when I'm looking at the home listings. There are only a few in our price range in the 89052 zip code and then there's 89012 or is it 89014. I can't remember which is which. I think I'm getting it confused with Green Valley. Any recommendations for those zip codes?

Price goes up as you go up hill. So less expensive in 89012 and less yet in 89014. They overlap a lot though. Mostly built in the last 15 years so generally livable.

Default Safest place to live in Vegas

I'm thinking about moving to Vegas in order attend College, could anyone please tell me the safest place to live. I really cannot see myself living in a dorm and would like to find a safe, small apartment.

Stick with Summerlin. It's by far the nicest, prettiest, cleanest, etc. It's very nice there....
