watch the bank owned props.. sometimes you can find a move in condition for around the same money

I like the older area off of Greenway south of Horizon. Airics is right, though. If you aren't dead set on renovating, this market has a lot of deep discounts on newer homes.

You can combine new and fixup. A small percentage of these newer homes are pretty well trashed. Looked at one last week where every door had a hole in it and many walls. They will end up selling for 10 or 15% less than even the low REPOs...

In Centennial Hills...I don't remember which tract...we were in an out in 2 minutes. Client is not handy wants close to perfect.

The redevelopment area near water st./downtown henderson has always intrigued me. Probably not where you'd want to raise your family, but there are definitely plenty of fixer upper candidates as well as lots of public funds going into improvements in the area.
