Hello all,

Wondering if AirBnB is allowed in a Las Vegas home where there is an HOA charged ($50-$70 per mo). I found in many Condos in other States that they have regulations limiting AirBnB usage to 30+ days, etc. I figure in a home this doesn't apply - but noticed a small HOA fee and wondered if in Las Vegas if there was some sort of restriction.

Also - does anyone know if Homeowners covers the home if something happens while rented? That is, a tenant burns down the home? Reading the threads it appears you must write commercial insurance for AirBnB, VRBO, etc and stays like this would not be covered.

Its not allowed legally, but some do it anyways. Problem is most visitors want to be close to the Strip and in a casino hotel so the typical suburban home doesnt work that great. Probably good option during high demand periods, but cant imagine getting many takers when a resort hotel room can be had for $40-60.

In many places, AirBnB is simply someone renting out a room in their house for a few nights. Las Vegas attracts some pretty skeevy characters and I cannot imagine the average Las Vegan opening their home to a stranger for that. I know someone (not in Vegas) that does it with the condo she is renting. The owner of the condo has no idea and neither does the HOA.

An HOA has no idea what is going on in your home unless something happens to bring it to their attention. 30-days is a typical time period to require the homeowner to register the person. They still can't stop this person from living there just like they can't stop a roommate from living there either.

Its not the HOA that rules you can't do it, its the country code. You cannot rent out a residence for under 30 days under the party house rules they adopted. What they don't say is they are protecting the hotels because you have to get a hotel license to rent for under 30 days.

Yes, I'm aware of that. My comment was in reply to McCain who was interjecting his Uber suggesting into an AirBnB thread.

Reviving this old thread because I am relocating to Las Vegas next week, and quite frankly all the threads I've read about extended stays in the area on here are scaring me off from that adventure. Since more than a year has passed since the last post, I wonder if there any any new insights to be had about Airbnb in Las Vegas. Some of the negative comments about how no one would let a stranger stay with them are obviously not factual because I see many options in several different parts of the city. Does anyone have a go-to place, or does anyone here on CD host people?
