Downtown Las Vegas Projects



Downtown Las Vegas - Jepson Real Estate


I think downtown has a lot of potential. So far it's contained to Fremont Street. Fremont East will continues to expand but further down it gets seedy and some of the old casinos and hotels have been closed but it's potential lies in being Las Vegas's hipster district rather than depending on working class tourist. North of Fremont is the freeway but there are some parking lots which could be developed. To the West is the proposed Symphony Park development, however it is seperated from the rest of downtown by the railyards. To the South if mostly government buildings and is semi ghetto but there are some locations that could be redeveloped. The question is could Downtown function as a real downtown that Las Vegas lacks?

Where are the workers? Office buildings? Its a nice idea but not really sustainable. It has a place as a district of the city, but not as a true downtown.

Downtown core need more residential development, majority of the properties there have been taken over by bail bonds and lawyers. The commercial side in particular the dining scene has grown so much but it needs "locals" to patronize those establishments.

By the way the Downtown Transportation center has moved across the way from the City Hall on Bonneville.

Yeah, from looking at that blog the map is an old map because the proposed changes have already been implements. The blog follows the progress and shows the updated pictures of the facilities being built. I get invited on livestream all the time to watch the public city council meetings since I'm a subscriber.

The Residential District is next up I believe. It depends on how the meetings go with the neighborhood. They seem welcoming of the developments but they're concerned about the increase in traffic. There is also stuff going on in conjunction with Main Street and the 18b Art District.

I know 'The Residential District' is kind of a bridge between Symphony Park and The Medical District. At least that's the idea I gather from what I've read and listened to. There is a Whole Foods and a Starbucks proposed to go in along with mixed commercial and residential structures and some more midrise condos that look like Juhl.

There is also talk of a light rail to go along Charleston and Rancho. However, the proposed route for that needs the south east or south west corner of Cashman field. The city is waiting on the contract for that property to expire and also to decide what they're going to do with that acreage. The way I understand it that is kind of a domino effect. From the rendering provided by the OP I did not know that there was another area for a proposed sports stadium.

They are also looking to increase foot traffic with walking/biking paths between Fremont St, Symphony Park, The Art District and The Medical District. I'm not sure how they're going to do it all. They say they have a map of the proposed plans but I have yet to see one. This map is the first rendering I've seen of some plans but I'm not sure it was the one they were talking about.

The other night when we were going to The Griffin I told my husband that if we stay here this is where we should live, downtown. We should look at The Ogden, Juhl or see some of the other places around there and know what our options are. I'm a downtown girl myself. I always like to be in the core of the cities I live in. I also mentioned that maybe they'll have something new built by then too because I knew about the proposed plans coming.

Most major cities who revitalized their DT included a mass transit system or connected to one. DT Las Vegas does not have that so drawing locals and tourist right now is hampered by this. With the change in parking cost at the Casinos DT and the tight space to accommodate parking many folks will not go through the hassle of driving there. A transit system (not just the bus) would relieve the parking problem to a major degree and most folks would not have to drive through some of the more seedy neighborhoods to get to DT. If any major activity is going on DT and streets have to be closed off driving to the activity is a major mess. A light rail system would be the answer.

There really isn't anything downtown that isn't available more conveniently elsewhere in the valley.

In most cities the downtown is the commercial core (in the office space sense.) In Vegas this is very much not true.

The Downtown Bonneville Transit station is already conveniently located but what Downtown need is the extension of the already existing monorail. That would be a game changer. The last stop is already on Sahara Ave. not far from the Downtown area but of course the taxi mafia will strongly oppose this, even the head of the monorail oppose this extension and is hesitant to extend it to Downtown Vegas, makes you wonder what backdoor deal is going on.

Lack of demand prevents it. The taxi mafia would only put up a token fight on this one, so few people are shuttling back and forth from the Strip.
