Agreed! reason # 54328 that I'm leaving NY/LI - even if I could afford a house here, the taxes alone would bankrupt me within a year.... if you want "glamourous" lives on the east coast...cmon over! I'll trade with you anyday.
The Train? Yeah, unless you're a hobo riding boxcar on the Union Pacific rails... I don't think I see anything else happening anytime soon!  That is kinda funny though...
No, Vegas is not a Nirvana paradise, but it's what you make of it... think Vegas has done you wrong? good. leave. (at least there will still be some room left when the honest average joes like myself who want to make something of their life finally come out there for a better chance).

The taxes on my houses (3) run from $2800 to $3300 a year, one of them has a built in pool.
Just remember davey, that most houses in tracts have small lots and you have the option of desert landscaping if you're going to build, so you don't even need to mow that little bit of grass! I have a landscaper that mows all three of ny houses, they all have grass front and back! LOL!!

Hold on while I pick myself up off the floor, as I just fell over from that!!!
good lord! for 3 houses, combined?!?! My house here in NY is a single-story ranch, on a 60x100 lot... total taxes combined = $8500 (and that's with the tax rebate exemption) School taxes alone are almost 7K!
Yes, I know the tract lots are smaller... but hey... it's a fair tradeoff

My property taxes per year is around $1400 here in LV. The house i use to rent in CA has 5500 a year property taxes for the same sq footage.

Ok still. that's a helluva lot less than what we're paying here... I think the taxes on our condo in Vegas are roughly about 1800-1900?
Am I correct in that it is still (on average) 1% of the FMV of the property?
Oh, I know I'm going to love it. Every time I come out there, I come back here more and more "bit by the bug" as my friends like to say. Am I 100% sure that I'm going to "make it" out there? Nope. But I'm sure as hell going to try! At this point, anything is a welcome change from here!

I believe the 1% rule is still about right. You gotta remember that the reason you are taxed so heavily in the NYC/metro/LI area is mostly due to school taxes.
Our schools out here are not as good, although kids get the standard education. That's where the difference in property tax lies and we have much smaller size property lots. And remember, we have no state income tax.
I get increases almost every year (due to re-assesments) for all three of my props...it seems to go up a bit each year or so but not in any amount that is alarming or out of control.

Well its easy to blame the city for everything... How about getting off the internet and going to parent your kids... chances are if your wasting time on the net talking about bs your not too great a parent...and as far as KNOWING your neighbor...its YOUR OWN FAULT... go talk to your neighbor... im from ny too ....and I have noticed that EVERYONE FROM NY AND CALI that move to Las Vegas want to hang out with people that are from their home state... IF YOU MISS THE PEOPLE AND THINGS FROM NY THEN MOVE THE HELL BACK... its people like you that make Las Vegas a
"bad" place to live not the other people ruining vegas ...ITS YOU
