If the number of vacant or homes for sale is shrinking, it causes prices to go up making it a sellers market. Supply and demand... Economics 101

I also think rental prices are skyrocketing. Neighbors home 1950sf 4br not the best of shape but good area..no pool. Rented 1450. Per month.. Other street in development. 2500sf 4br weird shaped house with pool... Rented 1700 per month

I thought it was just me .. I intended on moving last may but due to family issues i had to wait . Last may till mid summer I could find nicely updated houses w/ pools under 1500 . As soon as fall hit it seems like it was ghost town for rentals. Now that I'm preparing to move again this may the type of houses I had my eye on are now 1600- 1800. It pretty much sucks because one of the things I looked forward to the decent price up with the upgrades. There also seems to be heck of a lot "less" houses for rent.. thats just me looking on zillow/trulia.

Hopefully, a realtor/agent will be able to help me with this.

I was surprised when I looked at rental prices recently, they are definitely going up. A friend was looking at buying and I suggested rent prices may favor renting but definitely not the case after I looked. Stuff I used to see for $1400'ish seems $1600-$1700'ish now.

Rent/buy monthly costs seems to be about equal in the 250-300k purchase range even with a low down payment.

I have seen that, too. We moved here in June '13, and were paying top of the market for rent due to location and house upgrades. Now we're definitely middle of the pack for size and location.

Certainly not enticing me to spend $300k.

Some do it right though. Another $20k reduction on this property and I maybe could make my peace with it having no garage.

I think many families are just trying to sell quick and move out of town due to crime and no real jobs.
We are moving out of state in April after living here since 2001. This city is dangerous and I refuse to raise my kids here.

I'm going to ask a question that should have been asked at the beginning of this thread: Is this really the case. Looking at the statistics that I'm pretty sure GLVARS publishes, is there an above average number of price reductions? Or did the OP make an assumption based on anecdotal incidents that isn't backed up by fact?
