I would not buy and probably not rent in that area. Keep in mind when that I-15 project starts you will only have one way in and one way out of that area. I-15 is one place you will want to not live or work near.

Aliante is a great place to live and buy a house in. There may be some empty homes here, but there are just as many occupied, and more so each month now that prices have decreased a little. Home prices here in Aliante have only went down 7% according to last sunday's article in the RJ.
And despite your gloomy attitude, there are more ways than one in getting across town that don't involve I-15.

Well Said Pink, I don't know if Alinate is "THE" Best place, but what I sure know it is a great and nice place to live.

Probably you are confused on the location, aliante has several ways to get in and out. do a google search for Zip code 89084.

and as a matter of record the flipper houses virtually all have granite, nice ceramic tile and reasonable carpet. Generally well painted and reasonable though not top of the line appliances. They also have naked back yards.
Don't know why it went that way but it did.

Our's Is Available
Please contact us, if you are truly interested in a house in Aliante. We have a 1900 sq. ft. home, small pool (spool), fireplace, grass backyard, washer/dryer, appliances, water paid, community association fees paid, pest control paid, pool cleaning paid, other items negotiable.
We plan on leaving in June/July for Germany or Washington state. Excellent neighbors, even Air Force personnel. 3 car garage. It will have new carpet and cleaned in and out.
Looking for around $1750 per month.

I also live in Aliante and rentals are not give aways. There is more than one way in and one way out, try again. The area is great, I have lived her for 6 years and still love it. The Association does take care of its members and the new board is made up of owners, not builders. Its close to I15 and I95 using the 215. Investor unloaded as quick as they could, when prices started dropping. Great playgrounds, grocery shopping, restaurants close by, and any thing you could think of for support. As for what's in the house, most of the houses all have more than general upgrades, for example our house has $20,000 of upgrades and most of the people I know, all have major upgrades.

Good luck Eddee...this seems to be an old thread.
Isn't Aliente the 55+ community with $2500 per year HOAs? I know they look great, but not sure I could justify the $200 plus per month. Again, good luck on your rental and your move.

Aliante sits on 1,960 acres, and just a small portion is Sun City, north of the beltway. I don't know where you get your stats RedRockAAAA, but the 55+ area just pays $39 a month HOA dues. They get the use of a very nice recreation center with it, which has a pool, internet hubs, etc.
The rest of Aliante has many nice homes, townhomes and condo's. All different pricing of course. The gated neighborhoods pay higher HOA fee's. Sun city is not gated.
Come over and see it for yourself, don't just go on speculation.

I got my 'stats' about $2500 per year from listings on the Las Vegas Realtors Association site. Why would I 'speculate' a number, geez. I posed it as a question.
