We live in Anthem and find it plenty handy to everything. The back way (Volunteer) is a breeze now that it is a straight-shot, four lane modern road. It will take you to the 15 in minutes. Shopping is plentiful, either up here or right down the hill and Eastern is a 'nightmare' between 5 and 6 pm. We're getting a Costco soon, it's a beautiful and newer community. Come on up, the water is fine.

Sun City Summerlin is in the City of Las Vegas. South Summerlin is in unincorporated Clark County.

The back way out of Anthem is virtually always 3 to 5 minutes faster than Eastern. Even from the Community Center which is much closer to Eastern. Eastern is a pain unless you are shopping there.

And actually the nicest houses in a Sun City is either Siena or Aliante. Siena wins on finish but Aliante on economy and layout. The cost to heat and cool in Aliante is about 1/3 that in Summerlin and significantly less than Anthem. Aliante is on the flat and has none of the views of Summerlin or Anthem.

Note that some of the Summerlin homes have had their attics redone which apparently can cut the heating and cooling in half.

When we go to buy in about a year, we'll look at every 55+ community. But as far as finding a rental, we want to stay focused and not get more confused than we already are! Our first order of business is to see if we like the lifestyle well enough to buy a place in an age restricted community. If so, then we will be very thorough in our analysis.

That said, we think we should go with the clubhouse and community center that we find most impressive so we will learn if the veneer really matters. Talking it thru, we will rent in SCA and while there, if happy, start an more granular analysis before we make a purchase. We won't buy until we find both community and VIEW we like. Shopping isn't important to us. We both hate to shop and pretty much buy everything except groceries online.

Certainly the most impressive of the community centers is the main center in Anthem. But I am not sure it is actually as usable as the distributed ones in Summerlin. Be interesting to actual compare the square feet per person in the two.

Be interesting to hear your views after a while. I personally believe the immediate neighborhood is actually the most important variable but that is a crap shoot. Very large variability from block to block.

Presently selling a small home for a couple who have returned to Florida basically strongly disliking the social side of Sun City Summerlin. Simply found it impossible to make friends there. Other clients however have settled right in and love the place.

If someone finds it impossible to make friends here in SC Summerlin they're not making an effort. We have so much to do that we have to say no to things.

Something we have noticed is that our immediate neighbors are not friendly. Well, they're friendly, but talk on the street friendly. We were warned that it would happen by the lady next door. Doesn't matter there are plenty of people here.

One of the smartest things we did was join the Boomer Connection. We go to gatherings once a month with 25-35 others
on average and there are always new people to meet. We go every month to Ethnic Dining and it's the same story. You have to sit in your house and expect the neighbors to come to you to not find friends here.

Heck one couple we play bridge with invited us to go with them and his brother and wife on a Viking cruise after knowing us for about two months. Now that's friendly. And yes, we are going. 10 days on the cruise then 16 in Ireland/Wales/England and another 3-4 in Amsterdam. And exhaustion when we get home.

I live in Anthem Country Club just next to Sun City Anthem, traffic on Eastern is moderate to fine most of the day with the exception of rush hour. I drive frequently through Horizon Ridge and Eastern traffic light no difference than any other light in Vegas, the worst are on Paradise road. Time to Airport is 15 minutes, time to the strip is around 20 minutes.

Not my experience. Google maps shows it at this moment 3:00PM to be 24 minutes through the back route. 34 minutes through Eastern. That is from the Gatehouse to the airport.

I don't think I have ever gotten through Eastern in less than 20 minutes except at 5AM on a Sunday.
