Whether your a buyer or a seller this article may interest you even if it's about commercial buyers. This could have an affect on other properties values down the road. And it's a good sign that big investors believe Vegas will come back, they are looking at 10 to 20 yrs down the road for a turn around, and in the mean time they will sit on the investments before they do anything with them.

Please note the above quoted article is only about commercial properties.
But most of the readers on this board are concerned with residential properties.

With this market it has to be looked at with cautious optimism.

Ya, it may come back in 15-20 years. Have fun waiting. Although, living here is not too bad, with the low taxes and good weather.

Its just too bad that most of the people here are "flakey", and there is not much community pride to go around.
