In the 100K to 150K...which I consider the sweet spot for investors virtually everything has more than one offer but often a number are low balls from investors looking for a cheap deal. They are going at list or about there.

Someplace around 200K things become more rational. You actually have to start figuring what the place is worth before offering.
I'm in between $150K and $200K and I can't find the deal I want. I like Anthem and Summerlin and that price point is still bringing offers above asking price. Not a whole lot over but not below. Oh well, I will just keep trying something is bound to come through. Overall I do enjoy the hunt!

There is a 1000 sf condo in Summerlin, listed for 60,000. Less than 60 per square foot. Not a conversion. You could steal it with 50K or so. I doubt there will be any multiple offers, except a few fantasy ones.

How much does a place like this probably cost?

That looks an awful lot like the Stone Canyon Lofts on Buffalo near Oakey/
Del Rey. Marketed originally as "Summerlin location" when it's no where near even the Summerlin border.

Originally they went for around $700,000+++ (not worth it in my opinion) but I do know there are a couple of foreclosures in there.

Have no clue about the price now for the foreclosures. I don't like the little narrow streets in there and the tiny driveway. Right next to the Social Security Administration office and Summerlin Dermatology office as well, heavy traffic on Buffalo Drive. City park across the street, lots of football, soccer and softball games there year round (noise) and even more traffic.

IF, that's what these are... (I don't like the location at all, my opinion only) Please advise if these ARE the lofts off Buffalo/del Rey/Oakey.

Staying away from condos and townhomes, only want SFR.

Huh, there's places in Portland I would rather have for that kind of money...$700k seems outrageously overpriced for Las Vegas.

Brandon, I said 'ORIGINALLY" they went for those prices. They were new and that was the going price at that time.

The foreclosures in there are probably not that high, but these units, despite the Vegas housing economy, are still up there in price, foreclosure and all.

Best suggestion, for that kind of price range, stay in Portland. Your dollars will get more bang for the buck there. The only problem is that it is not Las Vegas.

And no, at the time, those prices were the going prices for Vegas for that type of property. You can't compare the boom-time Vegas market to anywhere else in the country. We had and still have, a ton of properties over that price still. I don't know what you mean by "outrageously overpriced for Las Vegas." That was kinda the right price just a couple years ago.....and they practically sold out, too.

But, that's what got a lot of folks into a lot of trouble...and why we have so many foreclosures in LV. Take a look at this realtor's site about the property

Stone Canyon | Century 21 Infinity

Good luck in your search in Portland!!

I like Meteorite Cir.. It's about 60 feet from Summerlin. I think 110's. Nice part of town. Street not perfect.

Try a block east...they start at 1.2 million.

These however will go under $500K at this point. One sold late last year at $499 and
another in January at $525.

There is another set of similar lofts around Trop and Ft Apache.
