431 Bank Owned Properties currently available for sale in Las Vegas, North Las Vegas and Henderson.

Broken down by category:

336 Single Family Homes
47 Condominiums (buildings less than 5 stories)

the Nevada Department of Business and Industry reports 917 people passed the real estate licensing exam between January and July. That's a 22 percent increase from the same period a year ago.

Well, it looks like the Vegas housing market has a new floor thanks to the Fed's new plan to buy an extra $40 BILLION of mortgage backed securities PER MONTH... and the kicker: it's open-ended. Amazing.

Time to jump into the real estate pool, guys. The water's warm!

...and who says the housing markets aren't rigged?

The family that I sponsored to Nellis recently told me today that they have given up on looking for a used home. After three months of headaches, they decided to buy new. This will probably be the 7th person in my shop that is now waiting for a home to be built that did not plan on buying a new home in the first place.

I wonder how common this is for other new Nellis folks and valley transplants as a whole?

The stress may be at the other end. Likely 15% or 20% higher price by the time you are done. That may well take an additional 3 to 5 years to break even. It could be that this run up is good enough to eat that...but I would not want to count on it. I would worry less about people not associated with Nellis. It would I think be easier to move on if able to easily unload at a profit.

All of us home owners talk about this everyday at work. Whether we sell when we get orders or keep the house as a rental.

The person that decided to buy recently was thinking about renting instead but the homes to accommodate his family size in a decent area would be $1600 a month. He is going for the roughly $900 a month in mortgage instead.
