There might be a few exceptions of foreclosures in limbo but without hard statistics, the anecdotal evidence I've seen shows that from the time of initial delinquency to eviction takes around 18 months.

As a potential buyer of either a vacation home or a rental property you need to be aware of what can happen to a home whether it sits empty or is a rental. Due to our high unemployment and high foreclosures rates, it has caused people to find other ways to make a living or find a place to live in an unlawful way.

I don't tell you this to discourage you but to give you information to help you make an informed decision. If your looking for rental property I strongly suggest you get a very pro-active property mgr.

If you are purchasing a vacation home I strongly suggest either a guard gated community or a highrise with security as a priority.

Price appears stable at the moment. January Median is going to be $185K same as December. Present 30 day back is also 185K. Volume is increasing at the moment though January was below December.

Inventory is pretty stable perhaps up a little.

We will shortly see. Classically the market takes off again in March then increases to high summer.

So in less than 60 days we will get a view as to where it appears to be going.

I haven't kept up with the market -the past year or two. It seems Plantinum Condos went well below #100k a few years ago but are selling in the $110k area now.

Has this market picked up?

Are there other hotel condos available - where a buyer may receive rents/income when not using them?

Where the Las Vegas housing market goes, at this point, is anyone's guess. The current market numbers and trends can be manipulated to reflect any scenario.

Time will bear out the matter. Personally, I believe that there will be a slight downward correction this year. Even with a downward correction, home buyers will encounter potentially stiffer lending rules and higher interest rates, which will not help improve the situation for people waiting on the sidelines.

The increasing foreclosure inventory cannot remain in the shadows indefinitely. That has to have an impact on the overall equation.

Interesting to see how this will all play out down the road.

Just received Anthem Report on Redfin showing prices are down 3% and sales are down 28%, may be the start of down trend.

Here's the latest on what the Vegas luxury home sales are doing. Most people here that their is a lot of foreign investors purchasing properties in Vegas. But the truth is CA buyers make up a very large chunk of properties sold in Vegas and the surrounding communities. However we get a lot of NY buyers that are coming for the lower taxes and they get a lot more for their money especially when they see our highrise properties.
