Good post. More proof of the RE BS.

The only thing you have to remember is that it is very difficult to get value in RE unless you know a BS RE Agent that can give you some insight on an area or property…oh wait…that information is not available to the general public and that information is reserved for the big money investors….

The socialist in us isnt working. I predict there will be another sifnificant downturn in vegas real estate. OLD yellen couldnt raise rates because she knows this economy is fuill of s h i t. The numbers are being falsified.

The boom in the market was enabled by QE ad infinitum. That doesnt work anymore so the tide is going out and the emperor is NAKED.


Perhaps we could get together and make an offer for WYNNs properties................hahaha. His stock is on a negative spiral. I know its Macau but there must not be much faith in vegas either.

the market is moving smoothly on. Slow increase but consistent. REOS and Shorts dropping in volume. It will likely tail off by Nov and aremain flat through mid Feb. That is kind of what it does most years. Than it will start up again in March. It is moving gently at the moment but clearly upward...1/2 a per cent a month or a little more.

Inventory is up a little which is mostly a good thing. 3.6 months now after the less than 3 all summer.

All in all it looks pretty much like it was...so excitement is unlikely..

lvoc when you say it is "moving up gently", are you talking about housing prices or distressed inventory?

Prices..the curve is rolling over and looks like it will be flattened by December.

Distressed industry is no longer a factor. I think I will stop tracking it next year.
