Olecapt,
I enjoyed your response; it was right on the money and based in the real world, not some childish fantasy.

Nodaclu,
I'm going to defend the OleCapt on this one. I didn't read any of what you did in his first posting. He's a straight shooter and gave you a straight answer.
I remember your posts from earlier (but haven't searched to re-read them). I remember his saying a long time ago you should have just stayed in the home, but for your personal convictions you did not. Good for you. But maybe a bad business move.
I'm not going to preach to anyone on here, but you hit the nail on the head. CW does not give a damn about you or your family. To them you are a piece of paper. What I think the Capt meant was, since your home is vacant and your not living in there without paying, you went to the bottom of that pile of paperwork.
This thread is full of Country Wide stories. There business practices (by a few brokers) has been commented on over and over again.
I mentioned the other day about getting the low ball offer (250K) and putting that together with 15K of your own money to come up with the 265K that they are demanding you get. Any luck with that?
I really hope you can get out of this as I'm sure it has stressed you and your family to the breaking point. Keep that chin up, get an offer and see what you can do to come up with the rest and put all of this behind you.

Good luck to you.

Smile so young to be tied to a property at your age

I will not buy a house especially a condo at this time. Rent cheap and live light while you are young. The market will take at least another 5 years for condos to be a reasonable investment.

Improbable. Most likely we are in the bottom trough. Volume is rapidly increasing. I doubt we will see any significant drop in price. That does not however state it is going up strongly anytime soon. I would however be surprised if price is not up modestly by next spring.

Nope, not the same person at CW. Yes, they missed target closing date by a week in my case too (and tried to blame title company). Fortunately it didn't go longer since they were trying to go an additional 30 days. I signed remotely, sucks that you flew in and they screwed up.

The agent representing the property on behalf of Countrywide was from Windermere and she was fine. I don't fault the selling agent for the delays in throughout the whole process, it was the asset managers at CW that were totally clueless.

only good thing is that i had another house to stay at in the north... also, this b***** told me to call the utilities within 7 days after moving in, after 3, they were turned off for a day.. i had to stay at a hotel for a night and extend my stay... i dont blame my agent either, he was great, but this countrywide branch needs to go..

Totally lame and inexcusable.

The Windermere selling agent was very good, had the utilities turned back on for me before closing so that I could conduct an inspection and left them on through closing so I could transfer into my name. Even covered the turn-on fees, which was great. I'd recommend her, but most properties she represents are on behalf of Countrywide.

I have to agree with Olecapt. Personal convictions, ethics, and morals are great. But when you have a family, they come first. Always. Sometimes that means doing something that is morally repugnant to you but would mean helping your family. I grew up poor. My parents faced these types of decisions often, and I can tell you I deeply respected what they sacrificed for me (both materially and morally) in order to keep me fed, clothed, and sheltered.

I just thought I would update you, that on Friday, Countrywide refused our ELEVENTH short sale offer. Nine of these offers were made by different buyers. CW has refused to accept a single one. They have refused to even *counter* a single offer.

The last offer was the most legitimate - $250,000 with 20% down ($50K). Turned down without a counter.

In fact, CW said to stop bringing them any offers under $265K as they will no longer even acknowledge them................

Come on CW!! Either accept an offer, or foreclose on the damn thing!!

In all my internet research, I haven't seen anything remotely like this.

Do you have any thoughts on what approach should be taken from here?
IMO - The government has essentially "taken care of" the lenders. There is no need to waste time dealing with you and they have no interest is solving the problem.

I am puzzled though about the comment about "foreclosing" . Did they file the papers to foreclose? I understand that you have not paid them for quite some time. This might be a new tactic in their arsenal. Strange.
There are still things going on in the government bailout for lenders and there may be a cut off for loans eligible for the program so maybe they are holding off until this issue is settled.
