Hello..

The area in Henderson zip code 89012, around the W. Horizon Ridge Pkway and S. Gibson Rd Area...

Does anyone live around here and can they provide some feedback?

Considering moving to the area...

In terms of safety, crime, livability, etc....

I live on Stephanie and Horizon Ridge. One freeway exit west. It's a very nice area with minimal crime.

There are currently a ton of developments about to be completed so it's not going to be as quiet as it once was.

I live in 89012. Lots of dense residential (apartments and townhomes) going up and soon to fill with more people. Getting crowded is relative. Retail is keeping pace with the growth, and there is still finished retail lease space open. New elementary school going in at Reunion Trails Park, but the park will remain, just without the wonderful practice fields and the doggie park, which does kind of stink for the dogs.

For crime, use the City of Henderson website link to see their crime mapping database and decide for yourself if the crime levels are acceptable for you. I don't find the crime any worse or better than the sleepy small town I left in TX.

We love it here.

Right on. I have done LA and NYC. LV does not even rank...

89012 is probably the most urban Mayberry I know of. This is the part down along Palo Verde around the Green Valley Ranch. All sorts of great facilities you can actually walk to...and two of the best five elementary schools in the county. Even some nice condos that are not outrageously expensive.

As you get well east it becomes more normal and not as exceptional. But for a moderately well off younger couple with children it is as close to ideal as LV gets. This is GVR by the way...not the whole zip code. Though I don't think there are any bad addresses in 89012.

Existence of an outlier does not invalidate the rest of the data.

The school overcrowding is crazy. 4th grade classes are 34-1. Twitchell is at 130% capacity and Vanderburg is at 160% capacity. They went to year-round schedules to compensate for the overcrowding, costing the district hundreds of thousands in staffing each year.

And when they finally decided "let's do something about it", they chose to build the new school not on an empty lot, but on the site of the only park between Valle Verde and Gibson. Give it 3 years and they'll approve a new home community at the other site.

I drive quite a bit in that area since I live in Anthem which is close. I would say very nice area with mostly homes less than 15 years old and lots of new development. I don't see any issues with that area. Reasonable home prices and very safe.
