In Las Vegas, many people equate awesome views with "views of the Strip" rather than views of the mountains on the west of the valley. Moreover, in most of the valley, awesome views of the mountains means you have substantial west facing windows, and west facing windows is a bad idea because of the solar heat gain in the summer. If you select far south in the valley, you can then have north facing windows that will also get some mountain views.

I always suggest people bring a compass with them when they look at a specific property. I suggest staying away from properties a lot of west facing glass. Make sure you avoid a lot of west facing glass in portions of your house that use in the late afternoon & evenings.

Zillow is a good place to start to educate yourself about opportunities. However, nothing beats a great real estate agent.

I spent a couple minutes on Zillow looking at 89044, 89052, 89183 and western 89012 zip codes (areas with which I'm personally more familiar.) Four bedroom condos are either non-existent or scarce. There are several 3 bedroom condos/townhouses.

Your price ceiling makes it more difficult as it is pretty low & as it rules out many properties that fit your other criteria but are more expensive. That's where a good real estate agent can help you.

Awesome feedback and advice.

I will downsize to a 3 bedroom if I need to but a good area with good schools are a must. Nice views of strip or mountains would be awesome as well.
