Here's one. You should set up an account at https://www.mysmartmove.com/. On this site, as the landlord you set up your properties for rent. You initiate a request for a credit check/background check on the prospective tenant. Specify the tenant pays for the service. It sends an email to the tenant; the tenant fills in their info & authorizes the check. Both of you will have a background check, credit check, etc in short order.

Just recently used my smart move for multiple prospective tenants. The reports had significant in depth data on credit history including collections and defaults. They are fast too which helped a lot. Criminal history data was so so. Their tenant score rating was not to my liking as it was a little too generous, but I would use them again for credit data. I plan to try myrental next time to compare.
I collect an application fee upfront vs having tenant pay online. I do this as some prospective tenants don't make it past the application so I don't waste their time or money and I give them back their check.

Also a site called thelpa.com has a lot of free info for landlords. It has a free settlement charges guide as well as other free forms I have found very helpful. They have other more in depth forms for a fee.

I've used this in the past but its been half a dozen years ago. Time to play landlord again, I will be perusing the other suggestions as well. Great forum question.

Additionally don't be cheap, do a background on all tenants, boyfriend girlfriend, or husband and wife. Be sure women give you their maiden and any current or previous married names as data, evictions, criminal history may pop up under one name and not the other. This is especially important when two people can only meet your Rent to Income ratio with both their incomes.
