I'm sorry for such a large post but I have a lot of questions .
I fell in love with Vegas about two years ago vacationing there , so much I came back multiple times that same summer . My friends abd family said why ? All
You do is drink and gamble there . To which I said no there's endless amenities and stuff to do , great food , great weather and ( big draw for me ) still proximity to mountains I am from upstate New York so the adirondacks are apart of my life.

Now for some questions .

With the city exploding so fast and professional
Sports comming is Vegas well on its way to being unnafordable and untouchable for middle class or entry level
Workers ? Like Cali , Austin , PNW etc ? Or is the economy
Of
Tourism going to keep it immune ?

What is the weather in spring , fall and winter like ?

How far is actual altitude of mountains / forest from the strip ?

Is traffic bad ? I would be working at the airport .

With that being said where should I look for rent ? Summerlin seems like an attractive area . I'm 25 with a girlfriend moving with me , no kids no debt and will have a job waiting for me .

Big question for me is critters . Am I going to be bit by scorpions and poisonous snakes and lizards in my sleep ? Can picture climbing into bed getting into the blankets and finding a scorpion crawling on my leg .

What must be done differently to my vehicle for the extreme summer temps ?

That's all I can think of

RE is hot and will likely continue for a few years. LV however is a blue collar town and cannot support a S. CA housing prices. So if you come...buy soon...It is going up for a while.

Spring and Fall are wondrous. Winter cool but livable. Snows every couple of years. So far this winter we have not had a freeze...which is not all good...some of us have fruit trees that need a freeze...and we still have a rose flower left.

Airport two obvious choices. Go West to Spring Valley or Summerlin. South East to Henderson. Either will serve. Quick commute I would go Henderson.

They exist. But in the civilized portion of the berg you will never see one. Been here 21 years and have yet to see a snake. Rarely encounter scorpions though they do exist in local clusters. In an apartment you will virtually never see one.

Most of the jobs here are low pay customer service. If things go up too high they will either have to raise wages or lose their workforce. If you have a DECENT job, it's a great place to live. If you have to take a crappy job, you are in trouble!

In terms of RE I'll be renting to start but seems still affordable there's some beautiful newer places all over the city in my budget

I mean my job isn't great but it's far from
Crappy . Airline industry . My girlfriend has a 4 year degree in communications , what kind of job outlook does that have in Vegas ?

If your budget is 250 or less, forget it. Those aren’t the greatest

She might be fine if she has enough experience. If not, it's $10 per hour no benefits and part time. And that job is on your feet and running all the time. There are some decent jobs here but they are few and far between. The casinos don't pay so why should anyone else?

Where is this continued rise in housing prices going to come from? Investors?

Locally, wages would need to grow substantially to fuel any increase, since we are pretty much maxed out (in terms of median house prices) at what the average person can afford to repay/borrow

It's not like there is a supply problem. New home builders are building like crazy. Is there really that much demand? I feel like there will be a supply glut very, very soon.

I lived in Las Vegas NV for 25 years. Just moved to Wildwood Fl. Vegas is a "landlord town".I worked in the Post Office. So maybe you should at least take the test, by going to USPS.com; scroll down to careers. One of the reasons I moved to Florida is that I gambled all the time.--never had any money. Stay away from the PayDay Loan companies. I would move back to "my' Vegas in a heartbeat--but can't. Make sure you pay your car insurance on time; because the insurance companies will report you to the DMV and you will get a $250 fine.
Since you are living near the airport try Green Valley (Henderson).
