Bought in Summerlin where there hasn' been a road issue in years. Although without all this building, what are we going to be looking at?

St. Rose isn't remotely set up for the traffic they're about to get with the influx of new renters. The lights are already poorly timed intentionally to prevent people from using St. Rose as a cut-thru between 15 and 215. Add in all the new vehicles on the road and we're never going to be able to go the speed limit again.

Having one left turn lane onto executive airport drive from St. Rose is baffling. That's the access road for everyone in Inspirada. It takes multiple cycles to turn left there at the moment, and traffic is just going to get worse as more businesses/apartments build on the vacant lots.
I've never had any issues with traffic on St Rose, but as you pointed out, that is about to change drastically

With all this new stuff going in, I hope it isn't going to be that bad, then it will be a small price to pay IMO

I can't think of a single road in the valley that has more capacity then St. Rose.

I have buyers remorse in Henderson as well. I hate the construction that the city is approving. Traffic and quality of life has become significantly worse the past 5 years.

The differences in planning are obvious. Summerlin's new construction is predominantly single family homes while Henderson puts in apartments. You don't see Summerlin approving construction for 4 urgent care clinics adjacent to residential areas. You don't see Summerlin ruining strip views and privacy of residents by turning empty lots adjacent to residential areas into 50 foot tall commercial buildings. Planes constantly fly over Henderson while Summerlin diverted the routes.

Then there's the difference in amenities. Summerlin gets the 51s ballpark for cheap family friendly entertainment and the Knights practice facility which is used for youth and adult hockey leagues. Henderson gets the Raiders whose facility has no public use. Costco and Lifetime Athletic were in Summerlin before Henderson. Red Rock has and Downtown Summerlin are significantly better than The District and GVR.

Henderson has TWO Costcos when the second is built. The one in Summerlin is a nightmare.

Athem and Inspirada have no apartments.
Idiot mayor allowed luxury apts on St Rose and many off Steph. Summerlin has lots of apts in short distance.
Airplanes are no biggie in anthem/inspirada
Henderson cops don't put up with bulls...

Summerlin is lame, Henderson is closer to the strip and is way cooler. Henderson has waaay better casual restaurants, the best pizza in town (Grimaldi's and Settebello), better shopping (The District, Townsquare, discount outlets), less half dead elderly peeps, cooler temps- higher altitude, less crime, nicer/younger people, a somewhat "living vibe,"

BS LOL Have you even been there? There are plenty of dining places that have made it there.
Crave should of closed the first month it opened. The owner went on yelp, going crazy over the bad reviews. That, people don't foget about.
There is a brazilian steak house everywhere. Why do we need more? Why do we need even one? Massive amounts of poor qualtiy meat. Neither one of these are a big loss and the empty space they left will be filled again.
GrapeStreet and Andiron are going gang busters.

Can't even get a parking place on the street and only on a high floor after 9am.

There is no stores in the district you can't get in Summerlin. Summerlin has cool walking trails and bike paths. 150 parks, how about Henderson? And we have a national park, Red Rock. That you don't have and never will.

Fact is the higher elevations are cooler in Summerlin only. FACT-Henderson is built on a black mountain. You have some of the highest Temps in the Valley. Go look at past temperture maps for the facts. And you get many more bad rain storms.

Prove your less crime. Half dead old people don't commit crimes. Many of those half dead old people are in excellent health and using the walking trails, bike paths you lack in Henderson.
Summerlin is quieter, we like it that way. 2 Costco's, that's a real win! Oh I'm sure they are nice and quiet. They are putting in second cause your first one is a zoo, drawing from east Las Vegas. That is how businesses work.

You can have all the cheap dining you want, there's a reason its over there. Another way an effective business is run. I'm sure this will come as a surprise to you, not eveyone cares to dine cheap. We have lots of cool dining options that have opened in the last couple years around the area. Andre of Aliza opened a bistro. Great Food.

Everytime I fly in from the east, we fly over Henderson. Many areas of Summerlin have a natural barrier, the mountains, to low air traffic.

Cops, I wouldn't know, not a thug. Must have first hand experience with that. To know so much about it.

Henderson has plenty of bike and walking trails. 184.61 miles. There are dozens of beautiful parks, mostly connected by the trail network.

I'm not sure where people are getting that traffic is worse in Henderson. There is absolutely no way in hell. Summerlin is overbuilt and overpopulated.

Just go and try to eat somewhere nice, what's the wait? 45min minimum. It's always packed. Everywhere. It's madness.

Henderson Hands Down. That should be the slogan.

Summerlin doesn't own Red Rock National Park. That's why it's called a National Park. Henderson is closer to Lake Mead, but they are both within close driving distance to anyone that lives anywhere in Las Vegas.

Red Rock Casino is nicer I agree.

Your comment about Henderson being built on black mountain and higher temps makes no sense. Do you think being higher elevation brings you closer to the sun therefore hotter temps? Are you also a flat-earther?

True, but the Summerlin Costco has a much better inventory of high quality single-malt Scotch. The Costco on Marks mostly has low-end single-malt Scotch.

Neither can compete with the high end single malt selection at Total Wine & More next to Fry's Electronics at Town Square
