Hi, my husband & I are thinking of moving from the Phoenix area. Just wondering how the real estate rental market is for 3/2 houses and/or condos? We plan to buy a house eventually, but we're renting right now - and we tried to move last year, but we literally couldn't find a place. And this was calling properties the second they showed up on Zillow. Realtors couldn't help either. Every rental property I called had tons of calls and each one had been immediately rented. People are even renting properties without even seeing them in person. It's crazy.

So... how is it in Vegas? Could we find a place ahead of time so that we can give a 30 day notice on our lease? We wanted to move and plan ahead last year, but every one we called literally had people ready to move in that day. It's unbelievable... Any ideas will be greatly appreciated. Thanks!

The SFRs go quick, the condos should be easier to get. It's all dependent on if the area is nice though.

I live in Henderson and there are some nice newer condos & apartments for lease in the Gibson & Horizon Ridge area. You would probably be better off leasing and then taking your time to find a place to buy.

Thanks. That's what we were thinking too. We'll check out those areas. It's probably easier to get a condo than a house. Although we would prefer to rent a house with a back yard. Maybe it's easier to get a house in Henderson than it is in Phoenix? As soon as they're listed in Phx, people get like 50 calls immediately! We have 2 small dogs, and I noticed that a lot of the condos accept pets. We work at home, so we'd like something fairly quiet, and definitely near stores.

I'm curious is Phoenix also getting a huge influx of people from CA?
I had no idea the market was so competitive there.

It depends what your budget is... if you are thinking 1200 to rent a small house in a decent area, forget it.... you’re looking at 1500-1600 now easy.

Rentals move fast. I have about a two week turn around on my properties after the listing is live. If you really want to make the move. Put your belongings in POD storage. Stay at a extended suite umtill you secure a rental you like.

I don't know where they're all coming from! Seems like from all different states, after speaking with property owners and Realtors. I've never seen anything like this.

airics - Yes, that's why we were thinking of a condo to start.
mojavedxer - Good advice, we were considering that idea... Some of the airbnb's look good, but we've never stayed in one, and I'm a bit hesitant since apparently the hosts can cancel on short notice...

We moved recently from Las Vegas back to Australia and were amazed as to how quickly our house rented out.

Our agent suggested we could get $2500 a month, which I thought was ambitious.

One week on the market we had a number of very good applicants to chose from at the price the agent suggested.

I think there aren’t a lot of nice houses in nice areas available (our place in in Desert Shores) for rent at present.
