I moved my family 12 times in 24 years. I personally moved 19 times in the same period, leaving them in place while I had short term job moves. I bought and sold several homes and hold both residential rental and farm property. I've used RE agents and done FSBO. I used movers and moved DIY. I made plenty of mistakes in my home searches. You will save yourself and any RE agent much frustration by being clear in your search criteria--seriously, you cannot effectively search +/- $175k off a $375k baseline.

I spent 5 years lurking on this forum as part of my research to move here. I had myself convinced to buy in a certain community. One of the quiet, very secure, and tight HOAs. But 5 minutes with my agent here and he pointed out a few things I was aware of, but ignoring, and it gave me pause--he was right and saved us from ourselves. All our agent really did was remind us of our own criteria--he didn't reveal anything surprising. My neighbor is an agent. I told her about my "dream place" and she told me I probably would have regretted it--she owns property in that area and for almost the same reasons, chose to move in next to us.

I'm not an agent. And I am not here to bash your effort, but you need to commit to a tighter search criteria, especially if you are going to post it on here. Sure, you can drive through some communities, but your observations from a drive by aren't going to resonate with people who live and work around that area--it's going to generate positive and negative responses. My last advice, take it or not, is to hire a local agent six months out and have a deep discussion about what you NEED, and then what you want. It will be worth it for you.

As far as the theme - which theme are you talking about? The theme that has apartments everywhere and higher crime (yes you use Vegas PD). There is a reason most stars stay out in Anthem and Seven Hills. Take a drive someday and see whats up

The only reason Coronado ranks higher than Palo is because Summerlin has West Tech which Palo loses a good chunk of their high performing students to, while Henderson has no CTA. Palo also has weird zoning where they extend into a low income area east of Becker. I'm not disagreeing with you, just giving you an explanation of why that data is the way it is. The middle schools are almost identical in test scores. If I had a guarantee that my children could attend West Tech, I probably would have bought in that area.

I own 2 homes in 89052 and will admit that 89138/89144 is better in terms of amenities (Red Rock Canyon, 51s baseball stadium, City National Arena). Even the amenities that we both have, Summerlin's are better. They have had a Costco for years while we have been waiting for several years for them to break ground. They had Lifetime Athletic for years before we got one. Red Rock and Downtown Summerlin are nicer than Green Valley Ranch and the District.

I do like how Henderson is closer to the airport and how the sun is behind me when I commute in the morning. I also like the availability of non HOA communities and large lots without having to give up good school zoning. The trail system we have is fantastic.

I'm not happy with all the new apartments going in off St Rose Pkwy. I've noticed a shift in the demographics in the area the past few years not for the better. Traffic is awful on every exit except Valle Verde.

Umm, ok? Almost every celebrity lives in Summerlin, including the entire Golden Knights and most of the wealthier businessmen. That was actually why I just assumed it was the main nice area, until I realized there are some amazing and expensive homes in Henderson too but that took a lot more research. The nicest homes are still in The Ridges in Summerlin and more than half of the most expensive homes are Summerlin, too. I don’t have a preference currently and very well may end up in Henderson myself. It seems great! But I just think you’re stating something that’s completely wrong.

When we were looking in 2011 our Realtor took us out there. The homes were at the top of our budget and pretty nice. The Realtor dropped Dion's name and we just looked at each other.

And there was nothing there. No shopping. No gas station. Nothing.

Nope.
