Note that you're not buying into a specific district as there's only one district in the county (CCSD).

The public high schools aren't "good". Palo Verde HS (the public high school in Summerlin), has an average ACT score of 19.4. This would be an average high school in the state of Arkansas (19.4), Oklahoma (19.4), or Louisiana (19.5).

If you want a big backyard, you may wanna look also into the RNP part of 89129. All of them half acres and more affordable than Summerlin while being next to it.

I am in somewhat of a similar boat as the OP here. My question is this: should one expect to pay a premium on a SFH in Summerlin (89135/89138/89144) as opposed to say in one of the LV neighborhoods just east of Hualapai Way? If so, what is the average amount of that premium?

It's interesting how what you're used to weather-wise affects tolerance for heat and cold. One of my brothers lived in southern Arizona (Think Nogales but north a few miles) and they came to Iowa one year in May. Everyone was in shorts and tees and they were asking for sweaters.

We are in Sun City Summerlin so we spend time in Summerlin as well. We really like it.

In my opinion, the homes sitting 90+ days are overpriced to begin with. If you are seeing this through Zillow Realtor, throw it out the window. The updating is terrible. My house sold in 12 hours, closed in 23 days. Zillow didn’t show pending for 2 weeks, didn’t show sold for 6 weeks


My crystal ball shows a increase of 11% from now till August 2019, however it’s also showing it will take longer to sell as more homes hit the market. It also shows 89081 accelerating rapidly.

You will be getting a better deal for your money if you ignore the pretentious community in town. You will have so much more choices, brand new, under-construction, still on the planning stages without paying for a premium in Spring Valley and Enterprise, the best part of residing in those two towns is the convenience of shopping, dining, entertainment, healthcare and employment.
