Are you talking about Desert Shores? Lake Sahara? Those aren't in Summerlin and you're going to need to spend 475k to get on either of those lakes. The schools in those communities are far worse than Summerlin.

I don't see why you would compromise on Summerlin (which is where you want to live) because 5 people on the internet are touting their own neighborhood. Nowhere else in the city matches their amenities, school quality, and outdoor parks and recreation.

Yeah I think that’s a bunch of BS too. Some people just want to glorify the mediocre or worse area of the city they live in so everyone else is “pretentious.” Well I’ll happily live in the affluent area of town and be stoked to be safe and surrounded by other affluent people, and I doubt they’ll all be “pretentious” but they may like me appreciate the finer things in life.

Be careful with places labeled Summerlin. Take this for example. It says it's Summerlin. But it's not. Summerlin stops at Rampart.

Because my GF and I just typed Summerlin and 4 bedrooms into Zillow for $400K or under and there’s not ONE result. You’re dreaming if you think you’re going to have anything even half way decent for that! First of all, lot premiums for ANY good community there with even just 0.20 acre lots are $300K. You can’t even find a LOT let alone a house for that price lol. You need to spend some time researching the market and if you’re coming from SF then your budget should be waaaay bigger than that! You can’t even get anything in SF under a million.

I just did and there are several on Zillow (I went west of Rampart). There’s even a 5br 3200ft for 375k

Summerlin is 89134, 89135, 89138, 89144.
