Default Any opinions on Lone Mountain West (area code 89149)?

My husband and I are looking to buy a house in Vegas. We were there last month and looked at a variety of single-family homes and townhouses in different areas. While we were initially thinking of downsizing, we fell in love with a somewhat large house in Lone Moutain West. From everything I've been able to find, it seems like a nice area to live. Do any of you know of any downsides to this area?

We are coming out next month and may possibly make an offer on the home or look for something else in that area. How important is it to use a realtor (buyer's agent) for this process? We were just going to contact the listing agent with our offer, but don't know if that's wise. Any advice would be much appreciated.

89149 covers a lot of ground. There are some of the nicer half acres known to man with custom bult homes costing up to 1.2 million or more. There are also row houses heavily impacted by the foreclosure mess that can be had very inexpensively but where you need be careful not to end up in an investor majority situation.

It is a very convenient area with new restaurants, super markets and a just opened hospital. There are a half dozen people on here who live in that general area. I am in 89129 a block out of 89149.

As to using an agent I am one and know that area well. DM if you like. But if not hire another Buyers Agent. Both pricing and suitability in that area are quite variable. Unless you are a knowledgable investor in the area and can get large concessions with your own skills get a Buyers Agent. Virtually always paid by the seller.

The development we looked at is called Concordia at Lone Mountain West. The house was on Holleys Hill St. Are you familiar with that area?

I will speak with my husband tonight and DM you. Just so I'm clear - you're a buyer's agent, right? We'll be arriving in Vegas the evening of May 14 and leaving on May 19. Are you available during those dates?

Nice tract...mostly built before the foreclosure problem. Even got a couple of Sr Cops or DAs living there. So crime prevention will be very good.

One detail..it is in 89129 not 89149...though it is very close to 89149
