Default Some questions about Sun City Summerlin

Just started looking into Sun City Summerlin. Currently live in Orange County, CA and have been looking at Laguna Woods, but it's SO expensive. Talk about HOA fees -- almost $700/month! And all attached living, the average 1000 SF.

A couple of questions:
1)What is an average HOA fee at SCS?
2)Are there restaurants and music venues outside of SCS without going to the Strip?
3)Do you hear slot machines everywhere you go ?
4)How do I learn more about SCS and get a feel for the neighborhoods? Is there a tour one can take? Would I work through a realtor?
5)Are there any equestrian facilities nearby (yes, I have a hankering to break a hip )
6)Are there any homes with views?

I live in Summerlin (The Trails) immediately adjacent to Sun City Summerlin and my parents reside in Sun City Summerlin. First off Sun City Summerlin is a gorgeous community full of spectacular amenities.
1) My parents currently pay $116 a month in a single family home. Townhomes and patio villas have additional assessments that pay for all exterior maintenance and landscaping.
2) The Summerlin area is full of great restaurants and music venues. I would suggest you visit Red Rock Resort, Suncoast, JW Marriott, Downtown Summerlin and Tivoli Village. These are just some of the great resorts and retail developments within our community that are full of what you desire.
3) Yes, we do have slots and VP machines in our grocery stores and service stations. I like the uniqueness of them. If you don’t want to gamble it is easily avoided.
4) Please contact the Sun City Summerlin HOA (suncitysummerlin.com). The association has an ambassador program. They would love to show around. One of this forum’s most helpful contributors, lvmensch, is a realtor who knows Sun City Summerlin well.
5) Yes, there are many equestrian facilities nearby. I would suggest riding in the crown jewel of Summerlin, Red Rock Canyon.
6) Oh my goodness are the views spectacular in Sun City Summerlin. My parents have panoramic views of the strip and the entire valley out the back of their home and awe inspiring vistas of Red Rock Canyon and the Spring Mountain range out the front.

A bit more than Princeton said all pay $122 (116 last year). The attached homes are in a second association which provides external maintenance and landscaping. They run from around $150 to $200 on top of the SCS fee.

There are homes from 1000 SF to over 3000 SF. Prices run from $250,000 to a million. Pickings are very slim at the low end. Lots of golf front and strip, city or mountain view homes. Significant price increment for views...$10,000 to over $50,000. Del Webb actually got double for some of the best views.

Actually some pretty good music and such in Sun City. Concerts of some sort or another weekly. If you would like a taste subscribe to...

The people that run that site are very into the music scene and often have nice excerpts.

The local area has loads of restaurants and bars. The Las Vegas video pubs should be identified as a local asset. We seldom play but they often have excellent kitchens. And Marche Bacchus just east of Sun City has aspirations to make the top ten in Vegas which they have in the past. Most of the other music is in the Casinos which are actually a neighborhood asset.

Actually we are completely unaware of slot machine noise. It may be around but after a few months you become immune.

Equestrian is featured in Lone Mountain which is about a mile north of Sun City Summerlin. Includes a covered riding rink and trails accessing the mountains to the west of SCS. There are a number of places where you can get lessons or rent a horse. The whole Lone Mountain area is purported horse friendly.

And of course I suggest you work through a Realtor being one.

Views from our back yard. The first has been photo-shopped to remove a tree. We use it on business cards with our info to give to people we'd like to have visit. The most recent was a couple from Shanghai we hope to see in the near future.







Excuse the ugly bushes. That is a project for this year. Redoing the entire yard.

Sounds like the ambassador program is the way to go, will check it out. Another question, are there walking paths, or do people just walk through the neighborhoods?

Thank you Ivmensch! Wouldn't probably be interested in a home on the golf course -- we don't play and I always wonder about privacy, people strolling right by your patio all day long. Don't want a big home either, 1500 to 1800 SF will do nicely. I assume (always dangerous) that the HOA fee on unattached homes does not cover any interior or exterior maintenance or landscape upkeep, that is up to the homeowner?

I have read elsewhere that because Summerlin homes are older the energy bills are higher then Anthem or the newer communities, but some people have insulated their attic and that helps with the heating/cooling bills. How high do your electric and gas bills run (not to be too nosy ) How much of Summerlin really benefits from the afternoon mountain shadows?

Another question (so many questions!). Can you park in your driveway or must you park in your garage? I've never lived under HOA rules before and know some can be very restrictive...
