Hello, new here. My husband and I are torn between Sun city anthem and Regency at Summerlin. Initially I wanted to live at Anthem, but after some research realized the homes at Anthem are dated. I’ve also seen reports online that they have a rat problem. I have a rat phobia so that’s very disappointing. It seems like Anthem is a run like a resort/casino and the clubhouse is always busy. Which is what I would like. Regency seems to just host a few events a month versus having clubs and groups that meet up. In a perfect world I’d have a regency home with the level of Anthem activities and clubs. So as you can see I’m conflicted. Anything else I should consider to help make a decision? Oh and one last random question...my husband is in his late sixties. I am in my late twenties. I am a bit concerned I will be judged. So I’d prefer a more open minded active community. I am concerned that Regency is smaller and people may gossip. Thanks for all the help

Be careful of the neighborhood. Regency is relatively small and surrounded by other projects of somewhat lower economic status. I don't put it in the same class as Anthem, Siena or Summerlin.

You might also take a look at Siena which is a mild compromise on both age and house finish. Note that there are also occasionally wonderful redoes in both Sun City Summerlin and Sun City Anthem.

Don't sweat your age. It is actually pretty common and there are also the children of residents who sometimes live there as well. We have known a half dozen younger people in SC Summerlin over our 20 years selling homes there. And in general they liked it. One daughter ended up very unhappy because the HOA would not allow her to remain a resident after her father died. Note though they all pretty much allow underaged spouse to remain if the older spouse should pass.

Regency is spectacular. The developer has done a fantastic job with the community. As with every village in Summerlin there is a world class trails system that connects to Red Rock Canyon. I was looking at homes in Sun City Summerlin last weekend that weíre gorgeously renovated and had jaw dropping views. Sun City Summerlin also has three golf courses, multiple clubhouses/ fitness centers, many indoor/outdoor pools and last I saw nearly 100 clubs. The Sun City Summerlin association is continuously improving the amenities.

Thank you for the advice. Much appreciated. Iíll take a look at Siena. Will be going on tours next week of both Anthem and Regency. Might have to sacrifice more than I originally thought. Being that our family and friends are out of state I want to make sure we join the right community and can make friends easily.

Yes I wish Regency had as many clubs and groups as Summerlin and Anthem do. If they did I would go with Regency in a heartbeat.
