Hi Everyone , would appreciate your experiences and any feedback to the following:

In the process of relocating to Vegas and I was looking at new model homes from American West BRENTWOOD in the Southwest- Enterprise area vs American West LIBERTY in the Southeast area, Silverado Ranch and had questions 1.) American West seems to have a really bad reputation from the Yelp reviews I’ve read, is this accurate of your experiences as well?

2.) for the same model and sq footage the Silverado Ranch LIBERTY area is $40K more, from what I can tell the area appears more developed compared to the BRENTWOOD community and the Southeast I’m guessing is closer to 89044 Henderson zip hence higher cost? Any further insights as to crime stats, demographics, education level and school quality would be most appreciated between the two area.

America West has always had the pattern of building large homes on small lots. Their build is typical Las Vegas quality. No better no worse than any of the normal builders. You can do better by going to Christoper or Pinnacle or some of the custom builders...but it will cost you.

I will give you my standard advice...do not buy new unless cost is not an issue. There is a large premium involved such that it will be five years before you break even on selling.

I would also note there are many America West tracts in the NW, SW and SE. And I you will get a much better deal on a 10 or 12 year old one than on a new one.

Thanks so much for the feedback.

I was aware of buying a resale being better than a new home. Just personal preference that I’d like a new or < 5 year old home due to modern design, newer style etc in addition to me not being a DIY type should fixes arise on an older home.

Truly I’m leaning towards Henderson , 89044 Inspirada but I wanted to open up my options and these American West floor plans were really appealing. However I don’t know much about how these SW, SE neighborhoods compare to 89044 and what they will look like in 5,10,15 years from now as to growth and development etc.


ETA please feel free to make suggestions on other areas to look into, I’m open to ideas ;-)

My budget is $500K, 2800+ sq ft; 3+ BR, 3+ BA, 2 car garage +

I am working with an agent but always like to hear from the community’s real world experiences.
