At those numbers, even on the low end, at Martin, $315 Sq Foot x 1111 Sq Feet equals 350k.

I rent in Silverado ranch and have noticed more houses for sale and prices falling. One of my friends works in the sales center at Inspirada and said that sales have fallen a lot. Maybe that is just Inspirada though. I can’t imagine why anyone would buy in there. High-density crap. Why would anyone want to live in a cheap congested mess on the edge of town? I don’t see Inspirada aging well at all.

But Martin and Panorama are higher scale in a great location....Right?

Rents in Silverado Ranch are going up fast, wonder how much of it will be driven by those sitting out and hoping sales prices fall further? I have a rental there that I thought saw a good increase when the lease began last summer, but a friend who has three SFH rentals there said my tenant is getting a bargain and that I should put in a pretty big rent increase at renewal offer. Then a coworker said he was looking for an apartment in Silverado Ranch but the rents were getting ridiculous. I said why not buy a home and he said he's waiting a year for prices to come down.

Interesting dynamics, I think the sellers are going to pull houses unless they have to sell and the market is going to go to minimal activity levels once the investors who have made out great unload the inventory they want to sell. Nothing seems likely to stop rents from increasing as long as people keep moving into the area.

Panorama and Martin prices have stabilized but more important inventory has gone very high...around a year. Around 50 units for sale at the moment. Prices are averaging around $375 per SF.

Note this is a simple analysis. In these high rises you need to sort for height and view rather than the raw numbers used here. This however does give an overall view. Still tends to indicate that condos on the strip are still not economically viable for new build high rise.

Somewhat surprising with the location being quite nice for things like the Raider stadium.

Should have a better view when March arrives.

I see the same pattern setting up here that happened in the late 90s and early 2000s in the DC area. Anything with good beltway access is going to continue to appreciate and rents will continue to increase in the same areas as long as the population continues to increase. Urban areas with solid demographics will skyrocket and iffy areas like the arts district/huntridge will eventually gentrify(it's already happening). I wouldn't be surprised if areas around Fremont gentrify as well as near arterials that lead to the strip like Flamingo and Sahara, and Trop.
